House purchase - complete renovation - what to pay attention to?

Hello

we have found a house that is very interesting for us and now I am wondering what to expect or who has already bought such a house and what unexpected costs have come up in the end. We will look at the house on Monday, so I wanted to know in advance what we need to pay special attention to. The house has about 65, 100 sqm of living space on one level, 1100 sqm almost even plot, full basement, plastic windows and roof from 1990, but still night storage heating.

What definitely needs to be done: heating with a new, efficient system (which one? what does it cost?), electrical system, possibly water pipes and screed. Then also external insulation although we would not do that immediately but only the essentials so that everything inside is finished and you can move in.

Now the question to the experts: Which heating system is best to use? What subsidies are available? How much does a complete renovation cost approximately? What unexpected costs can come up? What do you have to pay special attention to? We would do almost everything ourselves (except screed) and only need the materials.

Before the heating system, first comes the thermal insulation of the house, that is, the building envelope.

Then the question is what can be achieved there.
If you want to redo the screed anyway, then underfloor heating would be ideal to lower the flow temperature.

Which heating system is best?
DV heat pump for the large property.

What subsidies are available?
BAFA, KfW, and the state.

How much does a complete conversion cost approximately?

That is in the on-site report, which the seller hopefully had done. I would insist on that. After all, there is the BAFA subsidy.

What unexpected costs could arise?
For the answer, the crystal ball is missing.

What must one pay special attention to?
We would actually do almost everything ourselves (except for screed) and only need the materials.
