House planning on a plot - advice

We have just purchased a 1265 m2 building plot in a quiet 30 km/h zone. We are still not quite sure where and how we should build a house on it. We are considering whether to build only on one half and leave the other half as a backup for old age (new build or sale). Our house would then probably only have a maximum width of about 9 m.
Key points:
-Building boundaries are present (marked area on the picture); nothing is allowed there
-Dimensions of the plot: 29 m x 43 m
-Garage 4 x 9 m should also be included
-Orientation south to the street (unfortunately);
- Terrace probably in the northwest
-Living area approx. 150 m2

We would like to build a one-story town villa or a bungalow. Although the latter will probably be difficult to realize with the "narrow plot".

We are not sure whether we should place the house as close to the street as possible so that we have a lot of sun in the garden at the back or as far back as possible. However, I am not a fan of large front gardens because everyone can look in.

We would also appreciate suggestions for floor plans! Living room, dining room and kitchen around the corner in the south and west? Or what do you think?

I am curious about other answers, but the plan is still somewhat sparse:

- Building boundaries to the east and west 3m but only partially?
- Street to the south continuous? Is there anything else? For example, something that influences where one can/wants to make the driveway?
- How are the neighboring properties built?

- Garage 4x9m? How did these unusual dimensions come about? Is it 2 cars one behind the other in one garage? Or one space plus a room?
- What is a single-story city villa?

More important than "150m2" is a room plan ... what should go into the house? Basement plans or not? Preferred staircase shape and type of heating?

thanks for the quick feedback.

The building limits to the east and west are not marked at the back of the plot because the entire back area is not allowed to be built on. The limits refer to living space. A garage may be placed right on the property boundary without a distance to the neighbor.

The street is continuous. On the left directly at the border is a protected tree. Due to the orientation, we would probably prefer to build on the east anyway, so the tree is not a problem.

All plots in the street have the same size and are built on very differently. Mostly detached houses with classic pitched roofs, bungalows, and a multi-family house (4 units).

The garage should still have a small storage room at the back, hence the dimensions.

We are not allowed to build two stories and we do not want sloping ceilings, which is why we could build a city villa with an annex. The living space downstairs then has to be 2/3 and upstairs 1/3.

Basic house data would be:
- 2 children's rooms 14 m2
- Bedroom 12 m2 and dressing room 7 m2
- Living/dining/kitchen: 50 m2
- Pantry: 1-2 m2
- Bathroom 12 m2
- Guest bathroom with shower: 4 m2
- Guest room: 12 m2
- Utility room: 11 m2

No basement!

A masonry staircase with storage would be nice. Staircase shape: open.
A connection or passage between house and garage with a wind lobby would be conceivable.
Terrace rather on the side (west) or what would you say?

Does anyone have ideas? We are really already desperate. We have been drawing and rearranging on paper for weeks.

What exactly is a "one-story urban villa" (and especially what makes it different from a bungalow)?

In house construction catalogs, such a city villa is described with an extension. Formally, a city villa is two stories, but if 2/3 of the living area is on the ground floor, it is considered a single-story city villa. Difference from the bungalow: 1/3 of the living area is upstairs. And less ground area is used.
