Hello,

can you please upload the pictures in large format? By the way, the terrace has only limited connection to the ridge orientation.

Best regards

Michael

Hello,

the street is already finished, we need to enter the property at the corner.

The floor plans are not yet refined, but I am attaching them anyway. This is for the south orientation. For the west orientation, we would mirror everything once. The drawings are not to scale.

Morning,

Access to the property from the east is not possible, right? What is on the east side?

I’ll start at the beginning:
- Have you ever considered moving the house further west and positioning the garden/terrace towards the south/east?
- If yes: Garage on the west side as in the first draft. If no: Garage in the south.

Regarding the floor plan:
- Ground floor:
-- You do have a large hallway but hardly any usable space for a wardrobe, cabinets, and the like
-- Maybe swap [HAR] and WC, then you can create a nice corner for a wardrobe in front of it.
-- additional idea: swap kitchen and living room. So living room in the southwest corner and kitchen in the southeast.
-- I imagine furnishing the living room and kitchen would be somewhat difficult. For the kitchen unit, only the wall facing the living room remains, which is quite small for a family of four. Living room: dining table in the bay window? Seating area facing the guest room? Where will the TV go then?
- Upper floor:
-- I find the ratio of children’s rooms to bedroom very unbalanced. The bedroom could become very cramped, and I don’t see a place for a wardrobe there.
-- Why the double-wing window in the bathroom? I would seriously consider a floor-to-ceiling window on that side in the bathroom.

Best regards

Michael
