Hello dear members,
we are currently in the process of planning our house construction, and since I myself really enjoy reading house building diaries, etc., I thought I would try to give something back. We are definitely laymen, but we are now trying step by step to familiarize ourselves with the topic. Fortunately, we have an acquaintance who is an expert in this field and will help us with the building description, checking the construction work, etc. (currently only promised help, not yet involved). I might still post our floor plan later on.
Project idea:
Object: EFM
Location: Wesermarsch (Northern Lower Saxony)
Development plan:
- two building gaps, almost identical development plan: floor space ratio 0.3; site coverage ratio 0.4; single story (unfortunately), no eaves, ridge height, or roof shape specified
- new development area: floor space ratio 0.4; site coverage ratio: 0.5; two stories, rest unknown
Living space: 160 sqm after first draft, tendency to smaller living space
Cubature: according to first draft: rectangular, without projections, etc.; except (!) a projection where half of the living room is located (ground floor); not built upstairs
KfW: possibly KfW 55 (if it makes financial sense)
Special features: photovoltaics, fireplace, large gallery/atrium, many large windows; 2 bathrooms, ventilation system either with heat recovery and/or geothermal heat pump (depending on KfW requirement)
Cost-saving measures: attic partially unfinished until children arrive (affects 1 bathroom, 2 normal rooms), instead of a basement attic + large utility room; only paving the driveway and entrance area (carport to follow later), minimize costs for outdoor facilities, we currently like the industrial style: preferably steel industrial staircase instead of wooden stairs; possibly also “raw” walls/ceilings in the kitchen-living-dining area, own work: electrical work, non-load-bearing walls, floor coverings, painting – possibly also roof insulation.
Price including ancillary costs: approx. 240,000 - 260,000 (excluding land costs)
Current status:
Currently, the situation is as follows: We both have started new jobs (both probation periods over, both permanent positions). I (26) started a new job after my studies, he switched to the family business (initially a lower salary, in 2 years a significantly higher salary and then another big jump in 5-8 years). So we have 2 years with not so much money to manage the project, after that it will no longer be a problem – despite maternity leave, unemployment – to handle the financing should I be dependent on unemployment benefits I (as the main earner) until then. Family would of course also support us, but we want to be independent. This means the installment must not be too high, but at the same time I want at least 2.5% repayment (+ special repayments for later). Well – the usual wishes of almost every home builder.
A minimal annuity goes hand in hand with low construction and ancillary costs as well as affordable land. The latter is not a problem for us, but there is indeed a shortage of building plots. A new development area will be designated in the fall, we are on the waiting list, and two attractive building gaps have been requested.
The usual problem with construction costs applies: wish vs. reality. I think we will have to adjust quite a bit due to the budget. The builder is probably already decided. Two friends built with this builder in 2014 and 2016 and have only positive things to report. He calculates the entire house and states the price, then it is discussed which trades will be done as own work. Additionally, they had some trades that they did not want to do themselves and subcontracted. That was not a problem with the builder either – accordingly, further savings were achieved. Our appointment with the builder is still pending. Additionally, we want to obtain three more offers.
As laymen, we researched online to identify saving potentials. Obviously: do not finish the attic. However, I want a large gallery in the middle of the house above the kitchen and dining area, and due to the Energy Saving Ordinance a lot still has to be done, but at least we can omit the interior finishing, which also includes one bathroom.
Additionally, we are happy to forgo a carport and most of the outdoor facilities for two years. We want to reduce our own work to what is feasible – i.e., only what we have a craftsman for in the family who will do it together with us. Well, except for painting and flooring, we have done those often enough. My boyfriend is home by 3 o’clock every day at the latest (sometimes even by 1), so he can go straight to the construction site =)
And maybe some savings can also be achieved through the industrial style, e.g., with the staircase/raw ceilings. Tiles from the hardware store, inexpensive sanitary objects, or initially a kitchen from a special offer are also enough for me. The rest of the furniture already exists. If the builder has good suggestions to reduce the living space and they fit us, we would also like to reduce the living space further.
Unfortunately, we also still have one or two expensive wishes that we do not want to give up on currently: the large gallery/atrium and a large window front on the south side of the house. Also, I would like a nice floor covering. So for us it remains to be seen whether the financial framework fits.
