House construction next steps after purchasing land

Hello,

I have just registered here... After a long search, we have finally found or rather bought a building plot. A terraced house can be built there.

We would like to build solidly.

The first talks with architects have already taken place but have not been particularly successful so far or we feel we have not been well advised yet.

One architect gave us an offer for all phases, i.e. from preliminary planning 2 to construction supervision 8. Which of course is very expensive.

Another architect gave us an offer for the planning including the building application. After that, we would take care of everything else ourselves. Finding and commissioning companies etc.

It all has to be affordable for us... We would like to do some installations ourselves, e.g. laying cables / pipes according to instructions.

It is also "only" a terraced house. What is actually reasonable? Do I even need an architect or would I be better off with the developer? What would be the next sensible steps?

OMG- are the plots for the neighboring houses already built on? If not, then cross your fingers three times and at least agree on a joint planning. And ideally also on the same shell builder or general contractor ("Bauträger")

So a house already stands. It is also about 15 years old. The other plot is still unknown and is supposed to remain that way for now. Therefore, we are building alone for the time being...

Whether architect or general contractor is always difficult to answer in general. If you are not a professional, you should definitely avoid the option "Architect up to service phase 4 and the rest yourself".
