House cladding - tar plates with clinker look?

Hello,

my husband and I have been looking for a house for ages.
Now something has come up within the family that exactly matches our ideas. However, the house has a facade that we cannot precisely identify. And my cousin also does not know what material it is.
It looks like brickwork, but they are panels that structurally rather resemble roofing felt. These were screwed onto a substructure.
An acquaintance said that these might be Eternit panels and that the disposal costs would be considerable, as asbestos was still used in these products in the 1970s.
We would like to know in advance whether we have to budget a larger amount for the disposal.
Does anyone have any expertise? The facade was renewed in 1978.

Otherwise, thankfully there were no major items that we cannot assess, so I would be very grateful for an informed answer!

If it is asbestos-containing rubble, then Abfallwirtschaft Dithmarschen charges 11 per sqm. Possibly this is a hint. Ask your disposer what it costs there. Karsten

These façade panels can indeed contain asbestos fibers as reinforcement, which make the base material (tar/bitumen building materials) flexible and break-resistant. You can have a material sample examined (cost around €100-200) or simply consult the responsible disposal company regarding this type of panel. If it has been used more frequently in the region, there may even be accurate information available, or at least the disposal costs for such a product.

If it is a half-timbered house, the cladding should definitely be opened at specific points in the base area to check the condition of the half-timbered construction. The potentially clad base area of solid buildings under this cladding should also be checked for rising damp. Furthermore, there are age-specific aspects for every property that should be inspected before purchase.

And now let the disposal cost 20€/m².
Let it be 150m² in total.

That would be 3000€ for the disposal of the panels if there really is asbestos in them.
In my eyes, this amount is ridiculous, especially if the house is otherwise perfect.
Others pay several tens of thousands of euros for a real estate agent who only mediates half-perfect houses to them.
