Hello.
We plan to buy a house (Baden-Württemberg) and are unsure whether the financing is planned well. In addition to KFW funding, we also want to include the housing promotion program of the L-Bank Z15 (LAKRA), as we currently see nothing comparable.
Purchase price: 220,000 plus incidental costs 25,000 --> total 245,000, minus equity 60,000 --> 185,000 financing requirement.
Concept: 1. Component ("Z15"): 100,000 at an initial interest rate of 1.4%, gradually increasing after 15 years to 3.65%, fixed for 30 years, repayment 1% 2. Component (KfW Wohnen mit Kind): 25,000 at an interest rate of 2.4%, fixed for 10 years, repayment 2.39% 3. Component (L25): 60,000 at an interest rate of 3.1%, fixed for 25 years, repayment 2.8%, special repayment 4%/year
We do not want to keep the KfW portion too high, as we will repay it after 10 years and may then need to find a bank willing to take the second lien. We hope to repay this with an inheritance. The other two components run for 25 and 30 years, respectively, whereby we would be flexible after 10 years.
Interest + repayment initially amount to 600/month + almost 300 for management costs. This keeps us well below the burden limit for the funding.
