Height restriction development plan

Hello,

my name is Micha and I am new here and about to buy a house with an additional plot that I would like to build on someday. The development plan looks like this:



According to the plan, a two-story building with height restrictions is possible. When I look into the text section, it says:

For single-story buildings, the height of the exterior walls - measured from the cut of the roof covering over a single-family house - (see point 3.2) may be up to 3.15m, and for not necessarily two-story buildings, the height of 4.30m must not be fallen below (exterior wall as above)

I do not quite understand this. So for one full story (+ attic), my exterior wall may be 3.15m high (from single-family house to roof covering). But what about 2 full stories? How high may the building be?

Sorry if the question is silly, I haven’t been reading development plans for very long.

Does the development plan include several areas, some of which allow 1-story buildings, some 2-story buildings as in your case? Then the textual version also deals with the other properties. knows :)

At least 4.30m, since your property is located in an area where two floors are permitted but not mandatory (otherwise there would have to be a circle around the floor designation). However, it would be helpful to know the entire development plan. Taken out of context like this, this designation doesn't make sense to me.

Thanks for your answers. There is a lot going on right now and we are in a critical phase with everything. We have to clarify a lot with all kinds of people at the moment.

It is a developed residential area that has existed for 30 years. The plot to the left of the marked one is already built with a 3-family house and has 2 full floors + attic. We would purchase this house and it has the following height:



A height of "at least 4.30m" does not make much sense to me? What if I put a 20m complex there? That is why I am a bit confused. All the houses around are mostly one story, and the two-story one already stands out. I just want to make sure that there are no nasty surprises. I would like to build on the plot someday and preferably have 2 full floors.

I told you. Hard to understand on its own. But if you don’t make the complete development plan accessible here, one can only explain what you quote.

Subject to further regulations, that would be possible. However, then the floors would have to be at least 6m high, which hardly any reasonable person would plan, let alone pay for. Well, you would first have to check the definition of a full floor in the state building code valid 30 years ago, to see if stacking non-full floors was still allowed back then. Besides, every (known to me) state building code contains the term of disfigurement (in BW §11), which can be used to prevent urban planning disasters if necessary.

In your descriptions I see no contradictions so far. The facts correspond to the regulations. What exactly makes you suspicious?

Thank you for your help. This is my first development plan that I have to read and I don’t want to make any mistakes. Since the direct neighboring plot was built with 2 full floors within the same building envelope, everything should be fine. I was only puzzled by the minimum height. The height makes sense again when you consider that you can only build 2 full floors, then a 30m house doesn’t really make much sense ;-)
