Height of the insurance costs?!

While thinking about it, another question came up: What does a house actually cost me in terms of insurance and other things that I don't have as a tenant yet? In other words, how much money do I have to take out of my monthly available budget when it comes to financing? Assuming I can afford €850 per month - how much can the loan cost me without the additional costs breaking my neck afterwards?!

It would be great if you could give a rough number.

hi,

as a tenant, you also pay for all insurances. Building and liability insurances, also glass insurance.
In your own house, you also have these costs. The amount for which size can certainly be found out with your insurance broker. Surely these are also somewhat higher than in the apartment.
It cannot be said in general how much money you have to add going from apartment to house.

Hello Elvsiett, As a tenant, the building insurance, as well as chimney sweep costs and property tax, are passed on to you through apportionments (if you live in a multi-family house, of course, this is shared among everyone). I noticed that there are quite a few costs that I never thought of. I live in Northern Germany, so there is also a dike protection fee, which is calculated as a percentage of the property tax amount. Then you have to have shell construction insurance during the construction phase (which usually then transitions into building insurance), if you do a lot yourself, you need builder’s liability insurance (for me, up to a construction sum of €50,000 was covered by regular personal liability insurance), then there is the BG Bau, which also wants money. My plot of land was vacant all last winter, so I had land liability insurance (that was a one-time €19!), in case someone unauthorized happens to be on the property! I am now facing an unplanned additional financing because I ended up with an incompetent site manager, as well as lawyer and expert costs (which of course I wouldn’t wish on anyone!).

Maybe I can help you with that. As an insurance broker, I took the trouble to put together a package with all the useful insurances for home builders. There are packages that cost on average €160 per month. They include building liability insurance, household contents insurance, glass insurance, personal liability insurance, builder's liability insurance during the construction phase, construction all-risk insurance, daily sickness allowance from the 43rd day, and a residual debt insurance for the taken financing amount.
Maybe I can help you with this information. By the way, with your €850 from the example, we are also able to finance €200,000 and All4YourHAUS is then included in the €850.
