Hello dear community,

we are planning to build our house next spring (one and a half story single-family home on a slab foundation, KfW70) and are now slowly moving into financial planning. We have meanwhile received a rough estimate of costs (apart from the plot and the house itself) from the construction company, but somehow some items seem very generous in some places and very tight in others.

Additional foundation: €2500

Excavation: €2500

Construction water/electricity: €2000
(incl. electricity for screed heating)

regional factors: €2000

Costs for interior work: €9000
(floor coverings/painting)

Outdoor area: €11000

Surveying: €3000

Sample selection buffer: €15000

Construction period interest: €2500

Plot ordering costs: €2132

in addition there are...

infiltration shaft: €5000
(probably a concrete cistern 5000l with overflow into the sewage for us)

House connections: €7500

For some items, I just have the feeling that they are deliberately calculated generously to secure a profit for the company, especially with excavation and regional factors, but above all with what I find a huge sample selection buffer. It should be said that we have already had some extras included directly in the planning (windows, shutters, doors, extra shower in the guest bathroom) and we expect no such winters or similar near Dresden, about 5 km away, that would justify an additional price on the house. The additional foundation is almost certain due to the clay soil on our plot. (Standard planning of the company is 50 cm excavation depth, but it is probably more like 100 cm with corresponding material effort as with the neighbors).

We want to do the interior and exterior work ourselves and only take the materials for the interior (tiles, paint, etc.) into the financing (according to the company €3000), but I find that very tight calculated when you consider that we still have almost 60 sqm to tile and 30 sqm to cover with parquet/carpet. :confused: The bathrooms will be tiled and equipped with a shower and bathtub by the construction company in the current state.

What experiences have you had so far, especially regarding the sample selection buffer! :rolleyes:

I can say that we calculated almost exactly the same values on our side as well. These seem to be benchmark values.
My current actual calculation also shows that these values are not random and fit well. Since we don’t need a gas connection and the water connection is laid for free, we only needed about €1800 for house connections. We will also do the exterior facilities ourselves, so we will only need about €5,000 there as well.
The sample buffer is aimed at the cost-intensive bathroom equipment. If you are satisfied with “normal” here, you can also reduce it to €5,000. (we did it that way).
My tip is, however, if your financing does not fundamentally get more expensive because of it, better to plan a little more and repay the rest later in one go as an extra repayment, if you have agreed to this. So far, I have noticed, and not a single stone has been laid at my place yet, that there are always things that come up and unfortunately cost money, even if unplanned.

These are all items that are billed directly to you as builders, so the construction company has no influence on them and thus does not generate any profit.
Since the construction company breaks down these costs, we can probably assume that you are not buying your plot and house from a single source.
Therefore, you yourselves are the clients for these costs with the individual companies (e.g. civil engineers) and can put out tenders.
Our costs for these items are similar; even with the samples, they are about the same, although we sometimes select expensive tiles and the electrics also add up...

Thank you for the quick responses,

we will probably first adopt the calculation as it is into the financing, but since we are having an air-to-water heat pump (with solar support) installed as heating, I am curious about the costs for the house connections. I have the vague hope that the costs (for water, electricity, and telecom) will remain well below €7,500.

Could I actually use the money for our fireplace if the buffer remains largely unused?

And yes, we bought our plot at the beginning of the year and are now looking for a suitable house (earlier than we thought).

The chimney also costs money, I would include that right away! Also a fireplace. Overall, if room-air independent as well as with controlled residential ventilation: additional costs of about 10,000

We have already integrated the room-air-independent chimney into the house planning because this house has decentralized residential ventilation.

But a fireplace (i.e. a serious masonry heater) would exceed the financial possibilities, so a storage stove is planned for the first 10-15 years. Of course, taking into account the fact that there is no underfloor heating on the 1.5x2m area around the chimney.
