Hello dear forum,
we are now taking the step and want to build our detached single-family house in the district of Darmstadt Dieburg. The building code 34 applies to the plot, so there is no development plan.
In the dossier for the plot, a reference value for the development was given as an eaves height of 3.5m at 45 degrees and 3.75m at 32 degrees. This is “actually always permitted” under 34.
This was taken by the house planner (a well-known prefabricated house company) as an occasion to propose a 42-degree house with a 3.74m eaves height to us. We also like that.
Now the house will also have a basement, which raises the house by about 20cm. As a result, we would now land at about 3.95m eaves height.
Basically, the building authority of the municipality is relaxed on the phone but refers to the district.
Question 1:
Are there even such reference values for 34 as assumed by the real estate agent (who definitely did not measure dimensions of the neighboring buildings)?
Question 2:
One of the neighbors was kind enough to tell us his eaves height: 3.5m (probably at 45 degrees). Our house has less floor area, so the ridge height will be comparable.
Do I have to worry that we exceed the eaves height of the direct neighbors by 30-50cm?
