Hello!

We are currently in the final planning stages for our house. Attached is the ground floor plan as originally planned. However, we still have a few ideas for changes, see below. What do you think?

Size of the plot 600sqm
Slope no
Floor area ratio 0.3
Floor space index 0.3
Building window, building line and boundary ? 3m
Number of parking spaces no specification
Number of floors 1.5
Roof style
Style direction captain's gable at the back
Orientation house entrance north
Maximum heights/limits
Further specifications?

Requirements of the builders
Style, roof style, building type
-Mix of country and modern
-Cellar, floors 1.5 stories without cellar
-Number of people currently 2, planned 4
-Guest room/office downstairs mainly used as an office, pull-out sofa only for occasional guests
- actually prefer a closed kitchen with sliding door

House design
Who did the planning?
- we and the builder

What do you particularly like? Why?

All rooms are accommodated, small corner where the TV is located, kitchen with sliding door, double leaf door to the living room
Bathroom above utility room, laundry chute possible and all pipes on one side of the house. No bedroom above utility room (noise?). Bedroom at the back (currently above guest room)

What do you not like? Why?
Utility room currently facing the street and therefore no door to the outside, possibly annoying to always have to go through the cloakroom into the utility room with all the shopping.

What is the most important/fundamental question about the floor plan summarized in 130 characters

Downstairs:
Does it make sense to swap the utility room and guest/office and thus install a door to the garden? The utility room would then be significantly larger and it would also be possible to leave the drying rack there, push in the stroller, etc.

- Is the size of the kitchen sufficient for a closed kitchen with sliding door? I would like to put a small table in the kitchen. Or does everything seem too cramped? Unfortunately, I'm not a fan of open kitchens :/

- Is a guest/office with just over 8 sqm sufficient if the utility room and guest room are swapped?

Upstairs (unfortunately, I do not currently have a floor plan here) currently the bedroom is above the guest room and the bathroom upstairs above the utility room. Is an air heat pump so loud that the utility room should not be planned under the bedroom?

What do you think?

Best regards!

Well, a few measurements would do the floor plan good. I currently estimate the kitchen to be about 350x350. Where will the garage, carport, or parking space be?

Won't most of the groceries be carried into the kitchen?

I find a sofa in front of a floor-to-ceiling window rather a splattered window surface.

Unfortunately, I do not yet have the exact measurements. But the kitchen itself is approximately 3.5x3.5

I also agree with the window by the sofa. However, the house is otherwise so asymmetrical from the outside with 2 x floor-to-ceiling windows in the kitchen and gable, and only 1 x regular window in the living room. That's why we decided on it that way. I had also considered not having a floor-to-ceiling window in the kitchen, but I would also like to be able to go outside from there :/

The carport and courtyard are directly at the front door.

I think many groceries will go into the kitchen, that's true. But many will also go into the utility room. Since we don't have a pantry, shelves are to be put in there for food and also an additional refrigerator.

Well, then you should give up a wall unit, place the sofa against the upper wall, and realize the TV etc. with individual furniture.

That's true. That is also an option. We will also install connections on both sides so that we are flexible. But good point. My husband prefers the furnishing as shown in the floor plan and I prefer the other one, let's see how it will turn out in the end.
