Good morning everyone!

After a few experts here had to put up with my stupid questions during our construction phase (thanks again!!!), we’re now moving on to the first maintenance questions.

We have been living here since October 2024. For a few days, we have noticed small gray spots in two closely adjacent places on a wall and on the ceiling, which were not present at the handover of the house. I took a photo of the ceiling, attached. Directly above the ceiling is our shower, which of course immediately raises the worst-case scenario. The house manufacturer has already been informed, but I would still like, as during the construction phase, to hear the opinion of uninvolved practitioners. What could it be? Is it realistic that this is just the tip of the iceberg and the ceiling is already molding due to a leak above? Or are “blooming” contaminants in the paint conceivable?

The ceiling is drywall, plastered, wallpapered, and painted. Above it is hollow, joist ceiling with battens and insulation. The house is ventilated in a controlled manner, humidity is constantly around 30-40 percent. Ideally, the ventilation measuring device is located right next to the affected area, so it is proven that it is never too humid in this room.

We have not yet painted over or treated it, to possibly observe any development of the spots. Maybe someone knows this phenomenon and something else is at play other than the described scenario.

Thanks for your efforts!
