Garage with granny flat/basement - cost estimate realistic?

Hello,
the following problem:
We had a nice garage with a granny flat (50 sqm) and a full basement designed by the architect.
Today we received the cost estimate: €220,000
Unfortunately, I cannot understand this.

The garage has 4 parking spaces and 1 workshop area. Dimensions approx. 13m x 9m.
The estimate includes the trades electrical and heating (€35,000).
That is also OK, as we wanted it that way since our house is not basemented.

We calculated with €150,000.

No, that's fine! It even seems relatively inexpensive to me!

You must not forget that replacing the contaminated soil is very expensive, and the drilling for geothermal energy also costs a lot...

Maybe don't use so much glass in the apartment (a whole wall of glass facing south is nice but also expensive!)
And if you limit yourself to Kfw70 instead of Kfw40, you can also save some money...

Do you really need the KNX bus system? You could save a few € there as well!

I would also consider full-surface photovoltaics on the roof (fire protection etc...)

Given the key data, I would have guessed closer to 300k and up!

Maybe you can be a bit more specific? What are the external dimensions of the new building? How much of that is allocated to the garage and how is the granny flat supposed to be designed? Basement under the entire new building ... etc.

Hello,

Exterior dimensions 13x9m.
Basement completely under the garage.
Separate apartment above the garage, but not completely, only about 50 sqm.
Included in the cost estimate (roughly summarized):
- 2 garage doors, 2 doors, and several windows
- Excavation
- Roof construction including roof
- Exterior/interior walls
- Exterior/interior plaster
- Ceiling constructions
- Heating/electrical

What other information is needed.
