Hello,

the federal state of Lower Saxony awards promotional loans "Homeownership for households with children" of up to €40,000 via NBank. We meet all the requirements except for the maximum house size.

An adequate accommodation for the household must be ensured. For new construction measures, the following living spaces are considered adequate: ... for 3-5 household members up to 130 m².”

According to the responsible housing promotion office, this should be the maximum house size. However, they did not want to commit 100% and only said, "Please fill out all applications first and submit them."

Has anyone already taken advantage of this subsidy or have information about whether this is really the maximum size?

Unfortunately, it seems that no one has yet taken advantage of the funding program in connection with a house size of > 130m².

Is there anyone from Niedersachsen who has actually used it?

That could be because it clearly says "up to 130sqm," which leaves no room for interpretation. This inevitably leads to no single experience report with houses larger than 130sqm of living space.

Or is your hope that they themselves are not so strict with their own rules?

The funding programs are financed from tax funds. There are no tolerances to the standardized conditions.

I have unofficially learned from the housing promotion office (which processes the applications) that in the past houses larger than 130m² were also subsidized. Of course, they did not want to give tips on how these were approved. Therefore, I was hoping to gain experience from users who have had experience with this, whether positive or rejection.

Hi, we are also interested in the property ownership support from NBank and would probably be eligible for funding. Only one sentence makes the whole thing almost impossible: "The living space must reach the energy level of a new building based on the Building Energy Act after modernization." How is this supposed to be possible with a funding amount of around €50,000 and carrying out one or two measures (e.g. roof and cavity insulation)? Our energy consultant also said that this program is 99% not feasible for normal earners owning older houses!
