Fully finance and renovate

Hello, my fiancée and I want to buy a house from 1960 including 900m² of land. The house needs partial renovation (windows, roof, heating) and of course the bathrooms and interior remodeling. We will of course do as much as possible ourselves when it comes to the interior construction, that certainly won’t be a problem for us. Since we have only saved €5000, we have to finance 100% or even 110%. My question now is how can I get the money for the planned renovation of the house? The house should cost €180,000, the land is on the outskirts and even if we wanted, it is building land. For the bank, this means they would have to give us much too little for the house anyway since it is estimated to be worth at least €200,000. We earn €4500 net together, do you think we could have problems financing the property? Which bank offers such financing...? Questions and more questions are tormenting my brain ...need help :confused:

Addendum: So the €5000 that I have saved are in a pension fund which I pay into monthly with €140. I have also taken out a further retirement plan with my company but only since 12/1/12, I would still like to know if banks see such a thing as a down payment or security? The company retirement plan amounts to a guaranteed €68,000 at the end (in the year 2042), possibly more, depending on the surplus of the insurance :-P

hm. May I cautiously ask how long you have been earning the 4500,-EUR net?? Or, to put it another way: Why so little equity with that salary?? How old are you?? Does the 78 in your name stand for your year of birth??

The bank will ask you the same questions. Otherwise, with your salary (provided there is no probation period, other loans, etc.), 100% financing is also possible. Please do not forget family planning.....

Hello Schubert, we have been earning this for about a year now and have been very happy living off it so far. My birth year is ’78, there is no probation period but ongoing loans totaling 550€ (a total of 4, 1x education loan, 1x car loan, 1x TV, 1x credit card) except for the car loan, all will expire within 1 year at the latest. We have no family planning... we prefer to focus even more on work ;-) I hope to hear more from the bank tomorrow... we have submitted everything and are now waiting for an offer... Our parents are so kind and are giving us 20,000€ as a mortgage on their house... hope the loan works out... we are already very nervous because of it...

If the house is worth at least 200,000 euros, why do you only have to pay 180,000 euros?
