Forest setback area mandatory for building plot

Hello,

a new residential area is being developed in our village until the end of 2021. However, the plots can already be purchased now. For some, it is mandatory to buy a forest buffer zone as well – what exactly is that about? Can I cut down the trees on this “additional” plot that must be purchased and leave it as just a meadow? I assume you wouldn't be allowed to build anything on it?

What is the exact purpose of such a buffer zone besides possibly protecting against falling trees from the “foreign” forest behind it?

When building on the plot, do you also have to keep a 3m distance if this buffer zone belongs directly to you?

At least in NRW, depending on the type of forest, construction must maintain a certain distance. The distance is specified by the forestry office. This has nothing to do with boundary distances; the distance to the forest is meant solely to protect against damage to objects caused by trees.

The tree-fall boundary serves to protect the house from being struck by a falling tree. Having the designated part of the property as an independent parcel can make sense in terms of property tax. I consider it possible to adopt setback areas on it – but I prefer to leave the professional opinion to .

If it's a new development area, there is surely a [Bebauungsplan] that should precisely determine what is allowed on the plots. The questions cannot be answered in general, as everything from "auxiliary facilities allowed" to "reforestation requirement" is possible.

Be glad. Forests are great and an ideal way to cool off in the summer. Leave the trees standing!
