Hello everyone,

we are planning to build a house sometime next year. We already had an appointment with the planner and received the following results. (Anhang)
The rough layout of the house and the division of the rooms were copied from an existing house.

Here is the completed questionnaire:

Development plan/restrictions
Size of the property - approx. 1600m2
Slope - slight incline (approx. 1m across the width of the house)
Right of way with a 4m width on the west side of the property.

Requirements of the builders
Style - Jura house style
Roof shape - gable roof
Basement, floors - basement, ground floor, upper floor
Number of persons, age - currently 2 adults, possibly 3-4 persons in the future
Office: family use or home office? Home office
Overnight guests per year 2-3 persons
Fireplace - 2 available
Balcony, roof terrace - no
weitere Wünsche/Besonderheiten/Tagesablauf, gern auch Begründungen, warum dieses oder das nicht sein soll

House design
Who created the plan:
-planner from a construction company

What do you particularly like? Why?
2nd bathroom on the upper floor
open living, dining, cooking area

favored heating technology:
air-to-water heat pump with peak load boiler

Why did the design turn out the way it is now?
It was created based on "brought along" plans and our own ideas.

Now that's what I call a TOP opening

About the floor plan itself ... I would design the entrance area a bit differently to have a little more closet space .. quickly sketched out:


and, I would leave the passage between garage/office closed. That ensures that the lower wall of the office is actually not used efficiently and doesn’t really shorten the way. Instead, the car should be moved a bit further to the right and then there is also space on the left for bicycles etc.

On the upper floor, I would swap the dressing/sleeping areas. Then an east window is possible and you leave the bed, go into the bathroom, then the dressing room and don’t have to pass the bed again.

The dining table on the ground floor is drawn very small again, but the room is big enough.

Kitchen .. the room width somehow screams for an island .. however, then the corner window doesn’t fit that well. But, you can still rearrange that.

What is the second chimney shaft for? Heating?

I would swap the wardrobe closet and double door and then omit the pantry door in the kitchen. Everything else as kbt09 also suggests.

Nice house! However, the chimney will warm your [Speis].

Hello,

I find a shell construction height of 2.63m too low. If you get underfloor heating, the finished height would only be about 2.45m.

Good idea, Yvonne .. that should then also be adjusted. Then you have the "current" wardrobe right at the entrance and the rest a bit off to the side. And, the entrance to the all-purpose room would be nicer or more in a "public" place.

The kitchen at the upper end would be too dark for me - therefore I would plan a significantly larger or a second window there... The kitchen is a workspace and you need light to work.
