In short, I find that the WZ 12 sqm, the stair rise is too high, and the upper floor is botched.

Please upload the plan from the general contractor. If he has drawn these points, watch out!

The plot of land seems to be very nicely located.

Edit: I also find the kitchen with 3 doors, which divide the rows into 4 parts, somewhat fragmented. The access to the open-plan room itself is slowed down by the island.

Thanks already for the first answer. -What do you mean by "WZ 12 sqm"? -The stair rise was automatically generated by my program and is not drawn by the general contractor (GU) like that. I will get the final version from the GU only next year; the staircase and the altered upper floor are based on a sketch from the GU in the first version. If there is not enough space for a landing staircase, we have agreed that the first step of the stairs should be moved into the hallway. -What exactly is wrong with the upper floor that it is "botched"? -Whether there is a third door in the kitchen (the one leading outside) is not yet decided. My idea was that this door would save me from a "stupid" corner solution in the kitchen. But we first need to make an appointment with the kitchen planner to see what they suggest.

Your living room is 12 sqm. Hardly more. It would be too cramped for me, especially since you can hardly find sofas under 3 meters in length anymore or as a family you wouldn’t want that either.

The kitchen only has workspace, which unfortunately also serves as passageways. There is no space there. More than 3 people could get in each other’s way.

The hallway or access to child 2 is awful. The headboard wall of the bedroom with 3 meters is also too short, so with a 2-meter bed there is hardly any room to move.

Leaving a step sticking out from a long hallway will be a tripping hazard. That might always be funny to watch on TV, but in real life tripping hazards like that or 50 cm at the bedside are not really funny.
Also, this meter around the island does not give me a feeling of kitchen atmosphere, but more of a labyrinth.

What else I notice: the technology must be inside the thermal envelope, which apparently is not the case with you.

Well, one can argue where the mental dividing line between the living and dining area is, but for me the fireplace definitely still belongs to the living room, so that would be about 16sqm. On the south side there is room for a theoretically 3.7m wide sofa. That should be enough, right? (We were also thinking whether it makes sense to completely remove the door in the living room to the terrace and instead go outside via the dining area. Could that make sense?) -The kitchen is, as said, still to be designed by the kitchen planner, so far it's only a rough suggestion from us. -The heating was planned inside the house in the first version and should now be outsourced to the garage, here the general contractor indeed said that it still needs to be walled off in the garage. -Yes, the access to child 2 is indeed not the highlight of the house. The general contractor first drew a right-angled solution for us, meaning the hallway initially went into the room of child 1 and then a door from the west side to child 2. We didn't like that at all, so the idea with the "slanted" walls came from us. From the hallway side we like it visually quite well, from child 2's perspective not so much... If anyone has an idea for a better solution here, without child 2 getting larger than 20sqm, please share it. -The 3m headboard wall in the bedroom might be tight, we might need to rethink that.

so your staircase might work as it possibly still meets the standards (I haven’t checked that now) but it is definitely not comfortable or good to walk on. I therefore recommend testing some staircases (e.g. in show homes or even in a staircase studio). I also consider the step in the hallway to be a very bad idea (very dangerous).

the bedroom problem could be solved if you give up a little closet space and place the bed against the exterior wall and allow the closet "only" 3 meters.

the issue with the living room and the size is indeed a matter of taste (I don’t need a ballroom either).

I have the following suggestion: swap the kitchen and living area. the fireplace would then of course also need to be moved. I would completely do without the pantry (what exactly do you expect from it?).

but what am I talking about, since the staircase doesn’t fit, probably many things will change anyway

- Yes, maybe we really need to test a few stairs in real life. Currently, an 18x26cm stair would fit. Personally, I don’t think pulling a stair tread 10cm in here is dangerous since it’s not in the middle of the hallway where suddenly a step is, but at the end by the wall. Basically, it would be like the hallway being only 1.50m wide instead of 1.6m. (We’ve seen this at acquaintances before)

- The pantry seems to be a matter of belief here, but for us personally indispensable. Everything we currently store in the “cooler” pantry (fruit, vegetables, beverage crates,…) we could never fit all in a kitchen. I would also prefer to have the second freezer with all the meat supplies in the pantry rather than in the kitchen. Therefore, swapping kitchen <-> living room is difficult since the pantry is supposed to be in the north.

- Bedroom: We have an existing 4m wide, new, and not exactly cheap carpenter’s wardrobe that we would like to continue using. It could be divided into 2x2m, but I don’t know if that would help?
