Hello everyone,

we would be very happy if you could evaluate our floor plan. What is well executed, what rather not. Is something missing or what would be better / more sensible?

As you can also read below, we are unhappy with the garage placement in front of the house. What possibilities do you see, how could it be done better?

Since we have an unobstructed view to the south and west, we want to bring as much nature and light as possible into the house. An open kitchen-dining area with a suggested separation to the living room is important to us. Upstairs, you should be able to go directly from the bedroom into the dressing room and bathroom.

House design
Who is responsible for the planning:
Mainly the ideas and rough drafts come from us with some inspirations from show homes and the internet.
Detailed planning by the architect of the builder.

What do you particularly like? Why?

The placement/utilization of the windows on the south (terrace) is not yet optimal.
The biggest problem is the placement of the garage in front of the house. Due to the slope, the house should be placed as far north as possible on the south side of the plot. However, we do not really like the idea/planning of placing the garage directly in front of the house/entrance.
We have thought about placing the garage beside the house on the west side. However, this results in a very long driveway, and since we do not want to move too far south regarding the plot situation, the space for maneuvering a car becomes somewhat tight.
We would be very grateful for an innovative idea on how the garage can best be placed next to the house.

Why is the design the way it is now? E.g.
The design was created through free sketches on paper and own implementation on the PC, based on our wishes and requirements. The architect mostly adopted this and optimized a few rooms/walls.

What is the most important/fundamental question about the summarized in 130 characters?
How can we elegantly accommodate the desired double garage given the terrain situation without it standing too prominently in front of the entrance/house?

Frequently seen, never understood: Why is the bedroom on the south side? I personally find the storage spaces far too small, the distance between the front door and the kitchen too short. A straight staircase always takes up space; with 150 sqm, you could otherwise gain some additional room. Matter of taste.

There you might also be able to pick up a few finer points. I particularly find the entrance area and the wardrobe better designed by Baufritz.

Upper floor:
I don't understand what the child is supposed to do upstairs with the storage room. I also find the two doors in the bathroom really stupid. It's just two steps in the hallway. And you surely won’t be so ashamed in front of your child that you shouldn't see each other naked? Therefore, one door would be removed in my opinion – probably the one through the dressing room.

Garage driveway 3m, often 5m depth is required there. What does the development plan say about that?

Thank you very much for your feedback.


We would like to bring nature and the beautiful view into the bedroom, hence the south orientation. We are aware of the consequences associated with this.
Regarding the storage areas, we still need to work on it a bit.
The straight staircase, quite central in the house, is a very important component for us.


The floor plans are really very similar, we hadn’t seen that before. Thank you very much for the hint, and the wardrobe solution does indeed look very practical.
Regarding the room layout on the upper floor for child/office, we are still not sure. Possibly these two rooms will be swapped so that the storage room adjoins the office. The second door in the bathroom actually serves more for convenience than for privacy.


The development plan states that the distance from garages to the adjacent public area must be at least 5 m with direct access. Garages with automatic door opening are exempt.

Especially regarding the garage, we are unsure whether it stands too prominently in front of the entrance area and the house. We are still looking for an elegant solution or the brilliant idea...

Then I assume that the architect simply named the room according to the standard and you don't have a child at all, correct?
