Hello everyone,

we have just worked out the first floor plan draft together with our construction company and would appreciate constructive criticism and suggestions for improvement. Further information about the property will follow, as we are still in negotiations. The area, size, etc. are clear ([Bebauungsplan]) but slope, section, etc. may still change. Basically, we have a rectangular area without special features.

I am not clear where north is. Aside from that... move the door to the living room kitchen clearly to the left; you have shamefully hidden it behind the stairs. When you enter your house, you only see a wall. You should furnish the kitchen to see if you can fit everything in (e.g., in a not completely closed U). I hope more windows will be added. Otherwise, the entrance front has a bunker character. The bay window is (even more so on the upper floor than on the ground floor) unnecessary. If you need it for the house aesthetics, okay. One shower is too few for 4 people. Children, especially teenagers, like to shower extensively and can spend veeeery long in the bathroom :)

Hello,
somehow a very boring floor plan. Door to the living room much too small and too far to the right, door to the office I think very uncomfortable. Bathroom very large but somehow too much traffic space in the middle.

Where is the 2-meter line?

How is the door and the stairs to the basement supposed to work, the step already starts in front of the office door, doesn’t it?

North [/B]is on the short side where the office/workroom is located.
In the office there is actually a second window facing east (entrance area) - this was not drawn on the plan, unfortunately I didn’t notice that when uploading.
In the 3D view, this window is strangely included. There is also a missing window in the kitchen facing south (short side). Sorry, I wasn’t paying attention when uploading.
I will ask the draftsman again for the latest version. As soon as I have it, I will upload it again.
The floor plans are the same, only these two windows are missing.

Thank you very much for the tip about the bay window and the windows. That is a good idea and helps to reduce the costs a bit.
We completely forgot about that while fiddling around.

Regarding the windows:
There is one more in the office facing east (not drawn in yet, new plan will follow).
Should we make two windows in the bathroom then, or omit the one facing south?

Flo5983: The staircase runs the other way (is incorrectly shown in the current plan, thanks for the hint - a new one will come as soon as I get it from the draftsman). Office and basement access still a problem? Thanks for the hint about the door to the living room.

Nope, the stairs to the upper floor are the problem ;)
