Floor plan planning over 200 sqm similar to Viebrockhaus

we are planning a new build and already have a plot of land, we would be very grateful for your help!

We are orienting ourselves by the size and floor plan of the Viebrockhaus

We have quite a few requirements and wishes for our house, so it is not easy to find something suitable or to come up with ideas ourselves. Hopefully we can get some suggestions and valuable tips here!

Our wishes:

Garage 9x6m adjoining the house, at an angle to it. That means it would form an L shape, if you understand what I mean.
The paved driveway is thus also access to the front door.

Ground floor:

[*]Large closed kitchen, with an island with three stools if possible, plus an additional small kitchen table and access door to the terrace
[*]Living room approx. 50 sqm
[*]Open fireplace (no stove)
[*]Study downstairs (here we would use, for example, the corner of the living room in the upper floor plan and add a wall)
[*]Utility room with access to the garage
[*]Additional small storage room next to the kitchen for supplies
[*]Guest toilet without shower

Upper floor:

[*]Two children's rooms
[*]Children's bathroom
[*]Guest room
[*]Dressing room connected with bedroom and parent bathroom

The floor plan is quite nice after all. Why don't you just go to an architect? With that size, you must have a decent budget;)

What is your question now? Should we conjure up a floor plan for you - similar to the link that will be deleted anyway? That would be architect work. If you like the house from Viebrockhaus, then go for it - if you have a few problems with the floor plan, then tell us what you don’t like. Planning is done on the plot, so with site plan :)

I won’t say anything about the floor plan since I haven’t looked at it, but I do have one comment:

The open fireplace should be replaced with one with a heating cassette or a stove. Why?

Well, an open fireplace is not allowed to be used for continuous heating. Additionally, it must not be left unattended. Depending on the federal state, you may only be allowed to turn it on a maximum of 2 times a month for 5 hours each time. An open fireplace has extremely poor efficiency and consequently causes odor and smoke nuisance for the neighbors. If someone wants to cause you trouble here, you can expect to face significant restrictions and even have to accept dismantling. (Information from my chimney sweep)

Moreover, if you are currently building energy-efficiently and want to create an airtight building envelope, you will have a leak here. This will also prevent you from using a ventilation system.

Right, the Da, I was recently told that the open fireplaces have to be dismantled by 2020? or something like that. It's just an unecological relic from the 70s...
