Hello dear forum community,

we are currently facing the biggest decision of our lives and are planning our own home. We started the planning quite straightforwardly and have now worked out a first plan. We began with an L-bungalow and have currently ended up with a T-bungalow. That’s the backstory for now.

Development plan/restrictions
Plot size: approx. 1900 sqm
no hillside location
Site coverage ratio -> no specification due to a mixed-use area
Floor area ratio -> no specification due to a mixed-use area
Building window, building line and boundary -> marked on the site plan
Edge development: max. 9m
Number of parking spaces: 2
Number of floors: no restriction
Roof shape: no restriction
Style: no restriction
Orientation: no restriction
Maximum heights/limitations: no restriction

Builders’ requirements
Bungalow (KFW 55)
1 floor without basement
Gable roof
Currently 2 (28/27) + 2–3 children planned
Office: family use
Overnight guests per year: currently every 2–3 weekends
The living and dining area should be designed open.
Conservative construction method
The kitchen should have a cooking island but be separable by a sliding door
Number of dining seats: 8
Fireplace: currently planned
Double garage
Currently I am planning a KNX home automation

House design
Who made the plan:
- Planner of a construction company
What do you particularly like? Why?
- Open design of the living/dining area.
What do you dislike? Why?
- Uncertainty regarding the house orientation on the plot
Price estimate according to architect/planner:
- approx. €320,000
Preferred heating technology:
- Ground source heat pump + (solar preparation)

If you have to do without, which details/extensions
- can you do without: fireplace, canopy at the house entrance

Why did the design turn out the way it is now?
At first, we planned an L-bungalow. Due to the private road on the plot (south-west), the first design was changed by the planner into a T-bungalow, in order both to fully use the garden and to implement a bright living area.
Our biggest concerns at the moment are the orientation of the single-family house and the use of the plot.

What should be included in the 320 k?

How do you drive into the garage?

Will the existing building remain?

Why is the house pushed so far to the east?
Why not mirrored with a southern orientation?

Please dimension the floor plan

Hello Haydee,

The 320k includes a turnkey house except for the KNX part. The offer includes a conventional electrical installation, and we have agreed that upon contract signing, we will include a different offer.

The garage has been rotated (see black/white site plan).

The existing buildings have already been demolished, so the plot is currently empty.

On the east side of the plot, there is a business and in front of it a gray partition wall. The view is not the nicest. That is why we have planned so far to have the driveway on that side and the living rooms on the opposite side. However, since I find the objection quite justified, we will drive to the plot again this weekend to see if possibly a hedge or something similar would improve the apparent view. In this context, I would then also include one or two pictures of the plot here.

Currently, I unfortunately do not have a dimensioned floor plan. I will measure it on the drawing and provide you this evening with an update including a manually dimensioned floor plan.

Why do you want to build a bungalow? With 4 bedrooms, that results in a huge floor area. The costs are therefore higher than if there were an upper/attic floor. I don’t like the living/dining area at all. The sofa is in a passageway, so no quiet. The path from the kitchen to the dining table is unnecessarily long. Others can probably tell you more about the 320k, but that is probably planned very optimistically. Are incidental construction costs included in that?

Here are my two cents:

The basically well-structured layout (left retreat, center living, right function) is interrupted by the 3rd children's room. It somehow works, but it is not consistently well implemented. If you belong to the families whose life revolves around a large table, it is a good idea to place it prominently in a bright area as shown in the plan. What does not fit is the accessibility of the area, as it always leads through a living area or "living hallway" - even from the kitchen. The living area reminds me of an open waiting room or a lounge in a departure terminal. Open on all sides - that wouldn’t be for me. The "dressing room" is more like a walk-in closet. The advantage of quietly starting the day without disturbing someone still sleeping is lost.

Good ideas that somehow interfere with each other. The succession of structural aspects and ideas unfortunately does not yet result in good architecture.

The south doesn't have a single (!) window... wow. Dressing room completely without a window --> I would never do that.

I like bungalows, this one would also have charm, but I don't understand the orientation at all. Kitchen in the dark north, bedroom in the south instead, the glare practically jumps out at you there.
