Floor plan optimization - Single-family house without basement, garage, with west entrance

Hello dear forum community,

finally I am moving from a silent reader to someone seeking help (and of course I press "Enter" way too early).

Our plot is located in a new development area, we will be surrounded by single-family houses and semi-detached houses. To the east, however, also by a row house block.

My most sensible design based on orientation and building envelope assumes a west entrance, but without a larger garage. A basement is currently not planned either (my beloved is not a fan of basements).
I’m curious what you think. Maybe this is complete nonsense.

Outdoor facilities, carport, and windows have not been planned very intensively. I don’t even know yet what is feasible and reasonable regarding the canopy and shed. So it’s primarily about the interior.
But I’m also very happy to receive tips about the outside!

Plot size: 440m2
Slope: No
Floor area ratio: 0.4
Floor space index: 0.8
Number of floors: 1-2 full floors
Maximum heights: 9.5m ridge height
Eaves overhang: Max 0.5m :(
Knee wall: 0.8m with 1 floor, 0.3m with 2 floors

Client Requirements

Roof shape: Preferably photovoltaic-friendly (probably simple gable roof) (inclination 12-35° allowed with 2 floors)
Basement: Not mandatory, currently also not planned
Floors: 2 full floors
Number of people: Up to 4, young family, currently 2.
Office: Almost exclusively home office
Overnight guests per year: Especially in the first years quite regularly
Architecture/Kitchen: Closed with option for “semi-open”
Fireplace: No
Balcony, roof terrace: Welcome (e.g., on the front roof), but rather not in the budget
Garage, carport: According to current planning only carport and bike garage/shed possible - but no drama.
Utility garden: Gladly if one corner remains free

Further wishes/special features/daily routine:

    [*]Lady of the house quite noise sensitive, therefore planned rather closed with separate bedroom
    [*]Already somewhat barrier-free: wide doors, preferably level-access showers and step-free transitions


House Design
Who created the plan: So far completely do-it-yourself

What is especially liked:
Upper floor:
Bedroom isolated, also children’s room not next to any bathroom -

Utility room on upper floor (short distances) + upgradeable as parents’ bathroom (once teenagers are in the house)
Ground floor:
Guest shower bathroom instead of just toilet (also for family)
Guest room can serve as bedroom in old age
Cooking and living separated (sound and odor protection), if possible partially openable with sliding doors
Closed hallway - less noise disturbance

What is disliked?
Ground floor:
Hardly any wardrobe, lots of hallway due to closed planning
No pantry
Little storage space in utility room
Entrance from the west, but saves garden space

Preferred heating technology: Underfloor heating with air-water heat pump

If you have to do without:
-can do without: utility room and future parents’ bathroom on upper floor (at least I think so)
-can’t do without: sound insulation through closed planning and separate bedroom

Why did the design turn out the way it is now? E.g.

Touring show houses, gathering ideas, experiences from our own parental homes.
Location and shape of the plot allow little variation in planning and orientation.
We accept this since otherwise very, very much fits (infrastructure, etc.)

What is the most important/fundamental question about the floor plan summarized in 130 characters?
On the one hand: Where is there optimization potential (e.g. less space)?
On the other hand: Have I boxed myself in and completely overlooked a different concept?

Why? If carport/garage boundary construction is possible (I assume so despite the building envelope), I also see the access here (garden facing away from the row houses). A functional nice house design should also be findable on the net.

I personally would position the house differently, gable in the N-S direction, garden and terrace in the West. Children in the South or West, office subordinate, washbasin at the window in bathrooms, shower not at the window. For 2 meters of closet length you don’t need a separate room.

Unfortunately, the development plan specifically limits parking spaces, garages, and carports to buildable areas.
The main ridge direction is unfortunately fixed in the plan, so there is little room to turn or twist.
Driveway and access on the east is possible (e.g. if you mirror the design horizontally), but that cuts off a lot of garden space.
But of course you are right – garden in the west and south would be much better. We’ll see if I can manage that.

Regarding the closet meters: that’s true, but here the dressing room is more of a sound buffer and passage room than a serious dressing room.

I will take another look at the bathrooms, thanks!
