Hello everyone,
we are in the middle of planning the construction of a new house. It is to be a spacious flat-roof bungalow for 5 people. I would appreciate suggestions and thoughts on the floor plan.
Development plan/Restrictions
Plot size: 1,300 sqm
Slope: yes, slight, exact details not available at the moment
Border development: max. 9m length, 3m height (used for carport + storage)
Number of parking spaces: 2
Number of floors: Ground floor + basement
Roof type: flat roof
Orientation: see plan
Builders' requirements
Style, roof type, building type, basement, floors: partially basement bungalow with flat roof
Number of people: 2 adults, 3 children (4, 8, 9)
Space requirement on the ground floor: approx. 200 sqm
Space requirement in the basement: approx. 85 sqm
Office: purely family use
Guests sleeping per year: yes, therefore a separate guest room planned
Open or closed architecture: open architecture
Conservative or modern construction: modern
Open kitchen, kitchen island: yes and no
Number of dining seats: 8 to 10
Fireplace: yes
Music/stereo wall: yes
Balcony, roof terrace: no
Garage, carport: yes, double carport
House design
Who designed it: architect + DIY
Price estimate according to architect/planner: 750,000 (construction only, excluding land and furniture)
Preferred heating technology: underfloor heating / geothermal energy
Location on the plot:
The plot is rectangular (approx. 30 x 44m) and oriented almost exactly north-south. The street runs along the southern boundary. The house is to be positioned quite far north (5-7m from the plot boundary) so that the majority of the garden faces south. Plot boundaries are greened and almost not visible.
Own thoughts:
We really wanted all living spaces on one level. The building basically consists of two cubes, a "private" part in the north of the plot and a "more public" part in the southwest. Both parts are connected by the entrance hall.
We wished for generous living and sleeping rooms (where you spend most of your time) with large floor-to-ceiling windows. Also, a permanent guest room for overnight guests and/or au pair was important to us.
The children's bedrooms all face north and should each have a door + window to the garden.
Neither of us are big wellness enthusiasts, so the bathrooms are planned to be rather small and functional. It was also important for us to have a full bathroom near the guest room (basement). Possibly the guest WC in the hallway will be removed and the space added to the kitchen.
It was also important that we have a large area for the dining table, where up to 10 people can sit comfortably without any rearranging.
In the basement there is a large hallway, where possibly a desk could fit under the stairs for a sewing machine or similar. Also, a large room for various purposes (children, party, storage, bar).
Both ground floor and basement are to have generous ceiling heights (currently planning at least 2.70m on the ground floor including suspended ceiling).
Current thoughts / challenges:
- The seating window will probably be removed; instead the window area around the corner is to be extended somewhat.
- The carport/storage room will likely be moved one or two meters further north.
- Actually removing the guest WC in the hallway (3 bathrooms should be more than enough).
- Is the technical room large enough for geothermal heating, control cabinet (KNX) and network cabinet?
- We are still somewhat uncertain about the kitchen layout.
- Doors from the entrance hall are possibly to be realized as glass sliding doors (since they will most likely be open most of the time anyway).
What we hope for:
We would appreciate thoughts and suggestions regarding the planning. Do you notice anything we have not thought of or that can be done better? It can't hurt to have someone else take a neutral look at our design.
