Hello forum

We have reserved a plot of land and are now planning together with our preferred construction company. Currently, we have not signed anything yet, but the planning is already quite advanced, as are the discussions with the bank regarding financing.
Since after the initial planning and signing there will be another phase in which the detailed planning is done together with an architect from the company, I would appreciate feedback that we could still take into account.

Hello Nadori,

first of all, congratulations on a plot of land in Frankfurt

I'll start right away with what I personally wouldn't like:

- In my opinion, the living room is too far from the walking path. I would have to go through the kitchen to lie down on the couch. Likewise, any guests would have to be led through the kitchen every time. The kitchen planning must also be considered, as according to the floor plan only a single kitchen line with at most one cooking island is possible (the pantry door on the right, the exit to the terrace on the left)
- Furnishing the living room, where should the couch go? In front of the wall to the hallway, where would the TV go then? Opposite is the exit to the terrace after all
- The staircase on the ground floor also "blocks" the way
- Upstairs, the children's rooms are large but resemble a corridor

Hello!

Please upload the current site plan of the property. Regarding the shown site plan, I wouldn't find the position of the house on the property or the location of the entrance door well resolved...

We built with an architect, maybe someone here with a general contractor will comment on the procedure of first taking an initial floor plan as the contract basis and then doing the detailed planning. To me personally, it seems a bit... unfortunate or it looks a bit like buying a pig in a poke?! Or will you already determine all the extras for this first contract, e.g., the number of power outlets, walk-in shower, or similar? And what would happen if completely different dimensions come up during the detailed planning? *pondering*

Without views, only inferred from the floor plans, I would say: with this mega knee wall, the building mass looks a bit too alpine for Frankfurt.

Am I correct in assuming that a "construction-side" double garage is planned between the technical room and parcel 40/13?

The plot is (unfortunately) not in Frankfurt, haven’t won the lottery yet
It is about 60km away from there.

    [*]Walking distance to the living room we have heard several times and of course, that’s true. On the other hand, the living room is very protected and rather a private space because of this. That is more important to us than the walking distance.
    [*]Kitchen planning will take place before the detailed planning so that the room can still be adjusted accordingly. The intended goal is really just a single row with a kitchen island.
    [*]I will mark the living room or couch area again on the plan later
    [*]I will take the narrow children’s rooms back into account, you are not entirely wrong.




    [*]I will update the site plan and upload it again. The entrance door is no longer at this location, but the position of the house is. We have already tried many variants here, and this one appeals to us the most...
    [*]We are building turnkey and all matters (number of sockets, type of showers, etc.) are already regulated in the first contract. As long as the financial framework remains the same, a 1.5-story house can also become a bungalow.
    If you deviate from certain fixed standards, you pay surcharges. However, you can also reduce certain things and receive credits for them.
    It is a local construction company with an excellent reputation. We also know several people who have realized their house with them. Therefore, we are actually quite relaxed about this approach and like the flexibility.



    [*]The knee wall will still be reduced to approx. 160cm. We expect an update of the plans in the next few days. We like sloped roofs, but it also has financial reasons.
    [*]Between the technical room and plot 40/13, a carport or 1-2 garages should be built in the long term, absolutely right.

Huh? Where is the front door now? And what is the point in judging a floor plan that can no longer exist in that form if the door has been changed?
