What do you particularly like? Staircase, bathroom, living room
What do you not like? Actually nothing. Possibly that there is no “real” walk-in closet.
Price estimate according to architect/planner: 410,000 EUR
Personal price limit for the house, including equipment:
Preferred heating technology: gas condensing boiler/solar thermal

If you have to do without, which details/extensions
-can you do without: basement; full staircase instead of a pull-out staircase to the attic (currently planned that way as well), shower in guest WC (already “saved”)
-can you not do without: fireplace

Thank you and best regards

Quickly: Where will your building services go? Heating, water tank, electrical cabinet, controlled residential ventilation? I don’t see any placeholders for that. I also see very few storage rooms or areas, except for the attic. Therefore, I would completely remove the utility room/kitchen door -> more storage space. The sink there as well. The storage room under the entire staircase width should be deepened, otherwise it looks a bit strange in the living room too. Upstairs: I never find two doors in the bathroom all that great... But definitely the bathtub should be better placed against the wall so that the toilet gets more space. I can imagine that you will rarely use the planned terrace - be prepared that the terrace in front of the kitchen will become your favorite place ;)

Thank you for the feedback. The heating and water tank will go to the attic - true, that was not clear from the plans. :) The idea of not using the full width of the storage/pantry under the stairs is to use that part in the living room as a (book) shelf. What exactly do you mean with your comment about the bathtub? The terraces are initially still provisional, but I think you will be right with your assessment :-)

Move the tub further to the left according to the plan so that the toilet has more space. But I would also surround the tub on the left and right with platforms about 20-30cm wide.

Hello, I am a bit late, but maybe it will still help you: In my opinion, the staircase is a bit too short (and also drawn the wrong way around on the upper floor). Otherwise, I agree with Yvonne ( ) on all points.

Hello Jochen,

thank you very much - it’s still not too late :-). What do you mean by your comment that the staircase on the upper floor is drawn the wrong way around? The intended direction of travel is north (street) to south (garden). On the upper floor, the first few steps are covered by the hallway (in front of the bedroom entrance) and therefore appear shorter. The actual staircase length is shown in the ground floor plan, or did you mean that it also appears too short there?

Thanks and best regards
