Hello everyone,

my wife and I want to build a single-family house in a new development area. We have received the first draft from our planner and would like to get suggestions / improvement proposals.

Our rough requirements:
- Additional room on the ground floor as an office / guest room
- Shower bathroom on the ground floor
- 3 children's rooms on the upper floor
- Double garage

What we don't like about the draft:
- Side entrance outside the garage
- Great room too small
- Entrance area somewhat tight, small wardrobe
- Layout on the upper floor
-> Master bedroom very large (we actually don’t need a walk-in closet)
-> 1 children's room large, the other 2 already very small (preferably all +/- 15 sqm)

Maybe some of you have optimization suggestions. What we have thought about is converting the attic and setting up a kind of studio for us or preparing the conversion. Currently, we have 2 children (2 1/2 & soon to be born). 3 children are planned, but you never know... So currently we would only need 3 rooms on the upper floor, which we could all make more spacious and probably even have room for a storage room or children’s bathroom. Of course, that would be associated with significantly higher costs. What do you think about that?

For brainstorming with DG expansion ... there is not enough standing height there ... even one staircase position would have to be newly created.

Move the garage 1.5 m towards the street. Then you have the side entrance to the garage. You also save 9 m2 of paving. Then use the 9 m boundary development. The 1 m wall certainly doesn't cost much more than the slanted roof overhang. I would not like the house.

I find the side entrance just right. That way you can park in the garage in a way that optimizes access to the bicycles. And, when you come home from bulk shopping, you can just as well use the side entrance in front of the garage .. with good access to the open trunk. It is also protected from rain.

I am always amazed by the fun of properly scheduling the [Pfuschertaschen], and I also doubt the flatness of the property as shown in the drawings.

If the cars are a bit further back, you can easily get to the side entrance door. You can also easily get through the middle with the bike.

the driveway has a 2% slope towards the street.
