Hello everyone,
this is my first topic. I have not been active with posts yet either.
My concern:
We want to build a semi-detached house. The plot has a relatively slight slope (drops about 3.50 m over 39 meters) – over the house length (approx. 11.70 m) it loses about 1-1.2 meters.
To get a bit higher out of the ground, we want to build a basement floor. Since we want to use it for more than just storage and parties, we have thought about a granny flat to rent out – or also in case our child wants to use it – or vice versa for us at times.
We were advised not to simply raise the floor slab, as building the basement is not much more expensive than soil compaction and wall construction work.
Please take a look at the floor plans. Maybe some pitfalls come to your mind.
Off the top of my head:
1. The granny flat has hardly any storage space because the basement room is supposed to serve as a utility room and cellar for the main apartment – but the granny flat is supposed to have a garage.
2. Maybe the attic is better to use – we have not planned access (cost reasons – prefer basement) – would it perhaps be better to leave the basement to the granny flat and the attic to the main apartment? – but there should definitely be access from the ground floor to the basement in the house (which can be locked with a heavy door or cupboard, etc.).
3. I don’t like that we build so narrow – only 8.1 meters. It should actually be wider. The background is that the granny flat should have its own entrance and the plot (approx. 11.7 meters wide) should still be drivable over the garage (I don’t know if it is necessary, but I feel it would be better to be able to drive into the garden at the back with a trailer or at least a car (for transport or something like that)).
4. Should I rather build two bigger garages (each 6x4 m) or two smaller ones (each 6x3 m) and an additional shed 6x2 meters (for bikes, materials, tires...)
5. Is the terrace/balcony of the ground floor too big – after all, you should also be able to get into the garden via the garden stairs
6. How can I protect myself from wind and neighbor views on the balcony/terrace (side walls? – but those could also block light – maybe there are foldable walls?)
What do you say about the floor plans? And about my thoughts?
It would be nice if I could get some suggestions or if someone could warn me of any planning errors. We do have an architect on board, but sometimes thoughts can be quite fixed when you have dealt with something for a long time. Maybe you have new ideas.
