We have a special challenge and have purchased a plot of land (12m x 45m) on which we can build 7m x 15m. It must have a gable roof in a single-story design, knee wall 1m, red clinker facade, white windows, max 48 degrees roof pitch.
The goal is a modern construction method and downstairs - as far as possible - an open concept.
In addition to two children's rooms (1 year, 3 years), we also need an office/guest room. There will be no basement. After various attempts in cooperation with construction companies and architects, we have now found a direction on which we would like your assessment.
What do you think of it? We have, among other things, two questions: How can the living room/kitchen be arranged sensibly and how do we prevent feeling too cramped in the attic. The kitchen should also be larger (longer) and the office/guest bathroom narrower. The staircase should be a concrete staircase including a storage room with a door to the hallway, to create a little more space for the wardrobe. Upstairs, the bedroom will become narrower in favor of the bathroom and gallery. The window distribution is also not yet optimal. An air-to-water heat pump is planned. The hallway is small, but so far there has been no other solution.
If anyone has alternative ideas for a floor plan under these conditions, we would also be very grateful.
South is at the top. The living room therefore faces west, the street is in the east. The neighbors are located to the south and north on the long side with a distance of 2.5 meters each.
Floor space index and site coverage ratio are heavily regulated, but since we are already in intensive talks with the building authority about this and have received a special permit, this can be disregarded here.
