Hello everyone and Merry Christmas to start with,
after I already had a a few days ago, I am now following up with the big and fundamental thread about the floor plan.
Development plan/restrictions
Size of the plot: 618 m²
Slope: None
Floor area ratio: 0.4
Floor space index: None
Building window, building line and boundary: See picture
Edge development: No
Number of parking spaces: 2
Number of storeys: up to 2
Roof shape: All allowed, for hip or gable roof 25° - 50° pitch
Style direction: None specified
Orientation: None specified
Maximum heights/limits: 9 m ridge height
Other requirements: Photovoltaics to at least 50% of usable area
Requirements of the builders
Style, roof shape, building type: "City villa but North German"
Basement, storeys: 2 full storeys, no basement
Number of persons, age: 4, 32 years, 32 years, 1 year, -2 years
Room requirement on ground floor, upper floor: Study (GF), study/guest room (UF)
Office: Family use or home office?: 1 office for full-time use, 1 more as a guest room hybrid
Guest nights per year: approx. 10-15 days, mostly family
Open or closed architecture: open
Conservative or modern construction: rather modern

What do you not like and why?

Personal price limit for the house, including equipment: 730 TEUR (including garden, carport, photovoltaics, kitchen, incidental costs)
Preferred heating technology: Heat pump is practically a must (no gas connection)
If you have to do without, which details/fixtures
Why did the design turn out as it is now?
Three-hour appointment with the architect at the general contractor, starting with a similar show house (was a 1.5-storey with gable roof), several iterations on tracing paper, then a week later received the digital design.
Which corresponding wishes were implemented by the architect?: Covered entrance and terrace set back under the upper floor, bedroom with walk-in closet, 2 studies (1 GF, 1 UF).
What makes it particularly good or bad in your eyes? Basically, we like the overall package quite well.
I am looking forward to your opinions and am curious what you think. If we still like the design in January, we will probably push ahead with further planning with the general contractor.

[*]WC on the ground floor probably too small
[*]Pantry makes little sense like this (maybe omit)
[*]Layout of the bathroom upstairs (we already have alternative ideas here)
[*]Unsure if there is enough light in the living/dining area
[*]A bit too large/clunky
[*]A bit too expensive
