Hello everyone,
my wife and I are about to purchase a plot of land and are racking our brains over a possible layout for the house and a double garage. In the new development area, the ridge height is set at 8.50m and the eaves height at a maximum of 6.50m. Furthermore, 2 full floors are allowed. I have attached the height profile of the plot as well as a screenshot with the dimensions of the building envelope. We would like to build with a basement, but this will probably not be completely underground in the front part.
Our problem now is that the garage and the entrance are supposed to be on the northeastern side. With a house width of about 12m and a 3m boundary setback, there is not much space left for the double garage and the entrance.
I have uploaded a sketch that shows our idea. Both buildings are supposed to have a gable roof and be oriented towards the street. We just don’t currently know how to solve the height difference, especially in the area of the garage.
We would be very grateful for some ideas. If further information is needed, just get in touch.
