Floor plan - Ideas for a 140m² single-family house

Your fireplace in the basement is in the hobby room. The heating should be in the heating room. Wouldn't it be sensible to swap the two rooms?
Regarding the fireplace in the living room: have them install a large chimney flue (double or whatever is needed) and you can still install a visible stove upstairs later. The double pipe shouldn't cost much extra.

Swapping the rooms is not so easy because my pool table is going into the hobby room and the dimensions are pretty fixed. To be honest, I still don't know what it will actually look like. I should take a closer look at some houses sometime. A double chimney flue was originally planned. The idea of installing a wood-burning stove later on is not bad at all. Thanks @Wastl. Meanwhile, we are leaning more towards a pellet burner in the basement. And the later installation of the wood-burning stove would be possible. Need to discuss it with my wife. ;)
