Floor plan forum for my house, experiences

Hello everyone,

we are planning to buy a plot of land and I am now faced with the big task of creating a floor plan.

Attached is a small sketch.

A double garage is to be built on the east side, from which the house should also be entered.

In addition to the usual rooms, a study must also be accommodated on the ground floor.

There is about 120-150 sqm of space available on the ground floor, depending on the budget.

Does anyone here in the forum have an idea where to find any planning basics and collections of ideas, or can I also find that here in the floor plan forum?

The developers are never any real support, as they mostly come only with their standard floor plans and have little motivation for detailed consultation. Apparently, as a builder, you basically have to provide a structure yourself.

how about asking someone who knows about this. Maybe an architect?
Otherwise, you will definitely get great help with your floor plan here in the [Grundriss Forum].

I have already had diverse experiences with architects, and what they all had in common was that the quality of consultation was not particularly good.

Therefore, I would first like to get some basic floor plan ideas in the forum, which I can then have supplemented by the work of professionals.

Otherwise, you usually only get off-the-shelf floor plans and no real creativity.

Of course, you can also get lucky, but preparing on your own significantly increases the chances.

But back to the actual question, does anyone have an idea how to prepare solidly and where to get floor plan ideas or floor plan suggestions?

well, I found this comment incredibly constructive. If you ask where to get creativity regarding floor plan design and house design, then the architect is probably the most obvious alternative to the developer, isn’t it?

Try it in a good library or public library. There are tons of books regarding floor plan design etc.

Or did you expect someone here to draw a floor plan into your given plan?

hi,

so I faced (stood) the same floor plan problem. No floor plan on the internet really appealed to me, and hiring an architect appealed even less. This is because he is involved with my currently favored companies. Since my husband suddenly switched from 1.5 stories to a bungalow, the floor plan became more and more of a problem. I then found "my" floor plan on the web. Just googled bungalow floor plan and spent a lot of time on it. Before that, I had looked through all the catalogs and marked those that were somewhat appealing. But I also think (from the information on the web and conversations with builders) that you have to present architects with the rough planning. Unfortunately, they have very few ideas. Or these are so abstract that we cannot afford them.

That architects have no more ideas or only ones that an average person cannot afford, I cannot just leave it like that here.

After our construction company terminated the contract and we had to start from scratch, we decided to hire our own architect and then build with him through individual contracts. The designs and proposals our architect made were absolutely not lofty or abstract. Instead, from the very beginning, they were aligned with our budget (which he of course knew from the very first appointment) and our wishes. Meaning: no unnecessary cost drivers like bay windows, dormers, etc., but the best possible use of space and practicality! We are more than satisfied with the result! Even when the house only existed on paper, we wanted to move in right away. Now that the shell, roof, and electrical work are completed, we can hardly wait. For us, it turned out just as wonderfully as one could anticipate from the plans.

Of course, it is important that you get along with your architect! That he understands you! And that you clearly communicate your wishes! It can of course happen that the chemistry is not right with the first architect. But then you should "not tar everyone with the same brush," but keep looking.

P.S.: a small note generally regarding plans and later implementation: you urgently need to develop a very good sense for measurements. Meaning: if the plan shows a room width of 3.50 m (for example), you have to visually imagine how big that really is and whether it is enough for you! Also compare it with your current living situation. We used a tape measure a lot at home and measured everything! If any room turns out smaller later than you thought, it would be such a shame!!
