Based on thread, I would like to present our floor plan draft.

I created it myself using free software. It has therefore neither been reviewed by an architect nor is it a final version. I just want to show the room layout we desire, although we are always open to suggestions for changes. The original thread raises the question of whether our ideas are difficult to implement or not lucrative enough for a potential construction company.

Development plan/restrictions
Plot size: 820m²
Slope: very slight slope
Floor area ratio: 0.4
Number of floors: 1.5
Roof shape: Roof pitch from 25° - 45°
Maximum heights/limits: Eaves height max. 4.5m above the highest point of the building site

Requirements of the builders
Style, roof shape, building type: Timber frame construction with gable roof
Basement, floors: No basement, 1.5 floors
Number of persons, age: 2 adults, 1-2 children
Space requirements on the ground floor: Kitchen, living room, utility room, toilet, pantry
Space requirements on the upper floor: Bedroom, children's room, guest/office room, bathroom
Office: family use
Open kitchen: no
Number of dining seats: 6-8
Carport
Kitchen garden
Further wishes: we would like to come to about 130 m²

House design
Who is the planner: Us
What do you especially like?: the large living room, separate pantry
Preferred heating technology: Heat pump

If you have to do without, which details/extensions
-can you do without: closed kitchen

Attachment:

-first draft with bay window and slanted walls.
-current version without slanted walls and bay window.

The rooms on the upper floor would of course still have sloping ceilings, so the m² will change here.

The staircase is probably too short and will not work... We need to start over again

What kind of knee wall should it be?
What is the roof orientation? I would miss a wardrobe on the ground floor.
I would make a direct passage from the kitchen to living/dining, otherwise the way to the terrace could be quite long.

That's true. The program just doesn't have a more suitable staircase. As I said, I made it myself with a free program.



Knee wall of 1m or higher. We are still considering the orientation. Where would you put the wardrobe? The passage is true. Thanks for the suggestion. I will include it.

Maybe I would first draw the floor plan with a staircase that actually reflects the space requirements. With Sweethome 3d that is quite easy, you can adjust the dimensions of the furniture accordingly. Have you already thought about the roof pitch? That also plays a significant role in the decision about the knee wall height.

Is that SweetHome 3D? There you can change the dimensions of the stairs.
