Good day dear community!

I have been reading along here for a while and am now posting our floor plan for evaluation or for ideas, advice, or improvement tips. We are building 2 full stories with an annex, where you go down a few steps into the basement or up a few steps into the attic. We are building this way because we have a sloping plot, don’t need a storage cellar, and this is the most cost-effective. On the right side of the house is a carport with a "storage shed."

There are three of us (man + woman + son) and we will remain three. The second "children’s room" serves as an office/guest room. It is still undecided which roof shape we will have (definitely a small attic will be created).

I look forward to suggestions or questions :)

Hello Chris,
Maybe you could give us some input regarding the site plan?


May one understand from this that it will be a landing staircase, and the entrance is located on the landing?
Then you always walk through the small entrance area when there is a change of floor. The landing may become damp in the dark season due to mud/rain on the shoes; otherwise, it could get sandier.

The staircase sounded quite interesting, but to my taste, it is even "worse" than the staircase at the entrance (standard hallway), since here the hallway is very small and offers no possibility for your family, guests, or dirt to "avoid."

In my opinion, the kitchen does not have enough workspace if one wants to cook "normally" in a 4-person household.
With a 1.10 m passage width, the kitchen island has about 1 meter: this means 20 cm on the left and right of the stove... that is not enough space to put down pots or for freedom of movement in front of the stove.
In comparison, I find your living room quite oversized.

Personally, I would miss storage space for everyday items like drinks, vacuum cleaner, ironing board, etc., because depending on the heating system, the 7 sqm as a combined heating and utility room is very tight. I find the kitchen quite small compared to the living and dining room. The wardrobe area in the hallway could become cramped if more than two people want to hang up their jackets at the same time.

Yep, combined with a too small utility room, the kitchen becomes a disaster


Is that what you have in mind? Or have you not noticed all this yet??
