Floor plan draft for a single-family house - Your opinion?

Hello dear forum community.

After a long and more or less intensive search, I have a plot of land in prospect which fits quite well into our search criteria in terms of location and orientation.
With approx. 500m² (20mx25m), the plot is not exactly generously sized. Therefore, we have now created initial sketches to see if our ideas and wishes are compatible with the plot size. The floor plan is based on our first ideas and personal needs. Since we are both still in our late 20s and currently live in a condominium, we probably haven't thought of everything yet?

We look forward to your opinions! Very much in plain language, please.

Requirements of the builders
Style, roof shape, building type: modern, roof doesn’t matter, no sloping ceilings
Basement, floors: no basement, 2 floors
Number of persons, age: 3 persons, 2 adults, 1 child planned
Office: 2x home office
Overnight guests per year: max. 10x
Open or closed architecture: open
Conservative or modern construction: modern
Cooking/dining/living combined
Number of dining seats: 8
Garage, carport: min. 2 garages
Further wishes/special features/daily routine:
- wind-protected terrace
- Controlled residential ventilation
- open and straightforward floor plan

House design
Who planned it: Do-it-yourself
Preferred heating technology: geothermal with ground probe sounds interesting
Energy Saving Ordinance 2016 is to be met, nothing more

Why is the design as it is now?
- Most ideas developed over time in the head

What is the fundamental question about the floor plan summarized in 130 characters?
How do you like the floor plan? What are absolute no-gos from your point of view? What have we not considered? (Also regarding children)

Hello and welcome!

Is the entrance directly in the kitchen?
What kind of room is behind the couch towards the 2nd garage? Wouldn't a double garage be more sensible?

The house has external dimensions of 10x13m?

Entrance area = not existing = where is the wardrobe??

Hi,
so openly in the entrance area wouldn’t be my thing.
That way you bring street dirt into the living area. The wardrobe also has to be placed somewhere near the front door. I don’t know if I’d always want to look at a pile of shoes and jackets from the dining table?

The living room will be very large, so the distances to the TV will be accordingly. Try arranging the rest of the furniture in the living room to see how it works out.

Is there a door from the living room to the garage?

I can imagine it will be difficult to fit a shower, bathtub, double sink, and toilet in the bathroom upstairs. Is it possible to use an office for you two? One could then be a bit bigger, but with more space for the other rooms.

Or move an office to the ground floor, remove the small storage room behind the living room, make the living room a bit smaller/narrower, and then try to fit a study in this area.

Garages do not have to maintain a boundary distance, but the total length on a property may only be up to 15m. Since your garages are located closer than 3m to the neighboring boundaries over a length of 9m + 3m + 7m = 19m, a construction burden acceptance from a neighbor would be necessary.

In some cities, two driveways or three garages are also not permissible.
Is there a development plan?
