Hello everyone,

I would like to present my floor plan here for critical evaluation:


Bebauungsplan/Einschränkungen
Size of the plot: 630 sqm
Slope: none
Floor space index: without development plan
Floor area ratio without development plan
Building window, building line and boundary: without development plan / no real boundary for single-family house
Edge development -
Number of parking spaces: 2
Number of floors: 2 1/2 possible
Roof shape: anything possible
Style: any
Orientation: any
Maximum heights/limits: no realistic limitation

Anforderungen der Bauherren
Style, roof shape, building type: little / no roof pitch, preferred city villa
Basement, floors: 2 floors, basement not necessary
Number of persons, age: 3 persons (34, 28 and soon 2), another child planned
Space requirements on ground floor, upper floor: approx. 180 sqm
Office: family use or home office? Permanent home office + combination with sports
Guest stays per year: apart from residents 2 nights per year
Open or closed architecture: both?
Conservative or modern construction: ?
Open kitchen, kitchen island: closed kitchen with opening element
Number of dining seats: 6
Fireplace: no
Music/stereo wall: piano
Balcony, roof terrace: loggia
Garage, carport: large garage
Utility garden, greenhouse: not in house
Further wishes/particularities/daily routine, also reasons why this or that should or should not be: Whirlpool and sauna in the house, office had to be big enough for sports during work breaks

What do you particularly like? Why? Loggia with whirlpool (not drawn) because it adds a touch of luxury.
What do you not like? Why?
Price estimate according to architect/planner: 3000 EUR per sqm
Personal price limit for the house, including fittings: 700k
Preferred heating technology: open

Wenn Ihr verzichten müsst, on which details/extensions
- you can do without: basement, sauna in the house, at least 13 sqm office, at least 14 sqm for the children's rooms
- you cannot do without: whirlpool on the loggia

Warum ist der Entwurf so geworden, wie er jetzt ist? e.g.
Requirements given to the architect and developed within 2 months after several discussions following multiple iterations

Oops ... unfortunately, you can't see essential and decisive dimensions, e.g. staircase, which looks quite narrow and steep.

    [*]Kitchen .. Layout of almost 12 sqm unfortunately only allows suboptimal kitchen planning in the drawn form
    [*]16 sqm hallway, but where do you want to create useful hallway storage for 4 people and guests?
    [*]Where should the piano stand?
    [*]Where should bicycles etc. go?

Hello,
there are quite a few faux pas in the draft

The "opening element" takes away more storage space in a tall cabinet than this airlock (which is probably supposed to be a pantry?) could ever give you. That is nothing. Just an airlock where you could put a shelf under the stairs, but where you can hardly move. Bending down is not possible at all. As an access to the kitchen something you don't want.
Regarding the kitchen itself: with this airlock door in the kitchen you have 3 60cm tall cabinets on the side. If bar stools or seating are actually supposed to go there, then you won’t have much workspace left… practically nothing next to the sink and stove. The island would have to be drawn at 90cm depth to be usable at all. Then the workspace becomes even less.
The second thing that stands out on the ground floor is a large hallway but no planning of appropriate wardrobe cabinets for 4 people.
The door in front of the stairs does not belong there either. The stairs themselves leave hardly any room for transporting furniture and ladders.
Upstairs, my eyes dart from the dressing room (oops, there is a cabinet in front of the door) to the tub/sauna/shower.
In short: the dressing room, with a clear width of 200cm, is too narrow for opposing wardrobes. Measure your shoulders and elbows when carrying a laundry basket (the same applies for the airlock pantry).
The bathroom has a decent size. One might ask why the sauna is boxed in, why the tub is installed so that you have to awkwardly slide to the foot end to get out. Cleaning is impossible. The shower in front of the sauna makes no sense to me. The toilet niche is too narrow.
There is actually enough space to furnish a functional bathroom...

Otherwise, I would personally recommend now,
- to choose a larger staircase,
- to plan at least 60cm of storage space per person in the hallway in the flow (and not as an obstacle you bump into),
- to consider how the piano is going to be placed and also other furniture,
- to widen the bedroom with the double bed,
- to design the office with space for shelves. Overall, pay attention to where the doors are located...
- that the windows create a nice facade view. Here it seems quite arbitrary?!

I will spare mentioning small details.

Thank you very much for your assessment! Regarding the kitchen, I need to clarify something: I apparently misunderstood the questionnaire. What is desired is a lockable kitchen with an opening option through one or two large sliding doors. A kitchen island is NOT desired. Unfortunately, the architect keeps drawing that counter, which is complete nonsense. All walls are to be used effectively as cabinets or work surfaces. No table or similar in the kitchen. The pantry is to be accessed through a hidden entrance (visually so that it looks like a kitchen cabinet). Regarding access to the pantry: It is not supposed to be an airlock. It should just be possible for me to get groceries from the entrance hallway into the pantry and from the kitchen during cooking as well. Passing through should only happen in an absolute emergency. Is that sufficient? About the upper floor: I don’t know why the architect chose such a strange furnishing. Unfortunately, we currently lack the creativity to plan it better. But I absolutely share your opinion that the current furnishing in the bathroom is complete nonsense. The cabinet in front of the door in the dressing room… yes, unfortunately the architect works repeatedly so inaccurately there… You confirm my concern that the dressing room is still too narrow. Could you please also look at the loggia? Does it work so that a whirlpool with 2 loungers fits on it? The architect has now indicated a 30 cm parapet height at the window. I just noticed that now. Actually, it is supposed to be almost floor-to-ceiling accessible… Is that possible? Thank you! It’s a pity that will no longer comment on this post here.

Do you mean you can't read the measurements from the plan or from my file? Depending on that, I might be able to upload it better again.

Ground floor

    [*]16 sqm hallway, but where do you want to create useful hallway storage for 4 people and guests? => very good point. Do you have an idea? We're already racking our brains about this here
    [*]Where should the piano be placed? => It is basically just an electric piano that doesn't take up much space. It will fit somewhere. We can ignore that for now.
    [*]Where should bicycles etc. go? => On the right side of the garage > That will be a bicycle parking space (has to be, otherwise the exit would be too short according to parking space regulations)

Upper floor

    [*]Master bedroom 3 m width for bed and 2 edge strips .. yep, changing the fitted sheets will be fun (sarcasm off) => The bed will be 180x200 cm => Aren't 3 m enough for both?
    [*]What is this 2,x sqm room on the right side of the bedroom supposed to be? => Honestly, I don't like it at all. The architect drew it that way to get lighting for the upstairs hallway here. But I can't think of anything better to realize that right now.
    [*]Bathroom quite narrow WC niche => true, that's unfortunately not good yet
    [*]Bathroom the bathtub niche .. and then right in the middle this area of approx. 2x3 m just empty => I fully agree
    [*]GOOD!! .. utility room for laundry => we think so too!
