Hello everyone,

We have now received our second draft, which we actually like quite a bit.

What can be said in general:
- We are from Switzerland
- The plot north side is agricultural zone
- The building in this zone is an old bee house
- Room 1 basement is used in many ways, depending on life stage
- Room 2 basement is the office
- Regarding the cellar, we have thought about making a sauna later

Development plan/Restrictions
Country: Switzerland
Plot size: 860m2
Slope: No
Site coverage ratio: -

Client requirements

Cellar, floors: As planned, we decided against ground floor / 2 upper floors
Number of persons, age: 2 adults (30y), 2 children (1/2y) + possibly 1 child
Space requirement in ground floor, upper floor: Planned rooms are bigger than current, fits us
Office: Family use or home office? -> Home office
Overnight guests per year: 1
Open or closed architecture: As per draft
Conservative or modern construction: rather conservative
Open kitchen, kitchen island: Not fixed yet, we like island solution
Number of dining seats: 8
Fireplace: Yes, location still open
Music/stereo wall: Not desired
Balcony, roof terrace: Not desired
Garage, carport: Garage for 1 car, 2 outdoor parking spaces, possibly carport
Utility garden, greenhouse: Only a raised bed

House draft
Who is the planner:
- Planner from a construction company

What do you like most? Why?
- Storage room: less walking when cooking
- Hobby room: lots of space for my CNC milling machine
- Open kitchen
- Light court room basement (Room1 / Room2)

What do you not like? Why?
- Shower on ground floor would be preferable to in the basement (prepared)

Preferred heating technology: Currently district heating is planned

If you have to do without, which details/extensions
- you can do without: First the hobby room would have to go
- you cannot do without: Actually everything else

Why did the draft end up like it is now? e.g.
- Discussions with planner, conditions, building regulations

We would like to hear general criticism / suggestions for improvement / other perspectives, also regarding the kitchen / living area planning. Over time you can no longer see the rooms for all the walls.

Thanks to you all!

I actually find the draft quite nice. Also the house style, it reminds me of Sweden :) But some things bother me, well me, if it were my house: Dimension control: the bedroom looks bigger than it is, for the dressing room and bathroom I would pay attention to at least 3.10 meters. I find the staircase too tiny. Given the space requirement, I think of a space-saving duplex or row house. I find the kitchen okay, but I don't like those narrow passages where hardly a grown man can get through or a slim woman with a baking tray. In the end, the counter will be cluttered because there isn't enough reachable surface area. I see the terrace rather on the south side and near the kitchen. Unfortunately, there are basement windows there. Are basement excavations within the boundary distance allowed for you in Switzerland? Upper floor: I would never plan a captive dressing room because the resting partner is disturbed by the already active partner. Light on, light off. That's why I would probably rotate the bathroom, bedroom, and dressing room -> switch places. Why? Where do you walk to when cooking? What do you have to do back there? About this niche room: always think about what is going to be stored in it and whether you can quickly get it there. Does that mean metal dust?

Hello ypg

Thank you very much for your inputs.

You are right, the rooms/corridors are not spacious (except for the hobby room). 9.5 m instead of 8.5 would do the layout good...

I also thought about it, or making the seating area around the corner.
Yes, since the land also belongs to my parents-in-law, we can build closer to the boundary.

That was the case in the first draft. But the orientation of the bedroom towards the agricultural zone was more important to us (no light from street lamps, less noise).

Currently, we don't have much space in the kitchen; most of the supplies are in the basement. Basically, it is planned that the freezer will also be in the utility room.

No, "only" wood dust

Yes, then better the light and noise inside the room than having it outside. I don't understand: roller shutter makes it dark and gives peace... And does it fit through the 60 cm door?
