Hello everyone,

we are currently in the planning phase with an architect. The house will be built in solid construction. Gable roof 30 degrees. North is at the top of the plan.

We will live there together with our 2 children. They are still of kindergarten age.
Please give your suggestions so that we may be able to make changes.
It is possible that the master bedroom will be swapped with the children's bedroom in the north. The children's bedrooms then facing south and of the same size.

DG monolithic, EG double-shell? Equally sized rooms for equally loved children: that's a parental head thing that the children don't care about at all. They are more likely to complain if their sibling is closer to the Wi-Fi AP.

Hmm.. basically it is always difficult when building with a basement and not being able to store a mop and vacuum cleaner in the living areas.
- But it does ensure a lot of movement, having to go down to the basement for every item and carry beverage crates down.

- Regarding the switch of children's room/bedroom: one should do it at least so the children's rooms get the nice, brighter rooms. Personally, I find over 18sqm too large for children's rooms - they usually then shine with discomfort, because the necessary furniture simply cannot serve coziness. Children's rooms do not have to be the same size. You can furnish a large and a smaller room with the same furniture and make mistakes so that the smaller room appears larger than the big one.
- What is noticeable, of course, is the air space above the hallway: it will carry echoes and sound upwards, as well as cold air when the front door is opened.
- In the kitchen, I find there are too few tall cabinets. On the other hand, I find the pantry superfluous. And it does not allow a nice island, only this stub.
- A shaded or secondary terrace is always nice, but I would probably like to access it directly from the kitchen (swap office/kitchen). The swap would have the advantage of not only having a north window in the kitchen but also benefiting from the morning sun from the east.
- Given the house size, I would avoid having the staircase entrance directly in the dirt zone at the front door.
- How a sofa is placed in the room is, of course, a matter of taste. But I would plan the possibility to connect the TV on all three sides. Because this variant would probably be the last I would consider good.
- I do not understand the window position in the dressing room: on the one hand you take away storage space, as you can see. For the facade’s appearance, it apparently does not matter now, does it?
- Basement, hobby room, the door positions make no sense. I would place them so that one can also separate the rooms. But I see the room more on the east side with a light well like the guest room.
- The existing window in the hobby room is a misplanning in terms of position, because for the terrace the light well does less than nothing.

To say now, otherwise nice, is probably too much criticism from me?!
But with the changes, it can become quite nice. At least there is enough space so that there should be no bottlenecks.

Unfortunately, we do not know the entire property. What really bothers me is the position of the garage in the west. This wall takes away all the light in the kitchen. That would be too gloomy and depressing for me. Could the garage perhaps be better placed where the [Schattenterrasse] is lonely and unreachable, just drifting along? Otherwise, Yvonne has already said a lot. What also caught my eye is the chimney in the dressing room. I would banish it to the hallway and disguise it there with built-in shelves. Could you please also state the budget?
