As already discussed in another topic, I am currently planning a single-family house. The following information can be provided at this time:

Roof type: gable roof, 35° - 38°

Basement, floors: no basement, 1.5 floors
Size: 190m2
Number of persons, age: 2 persons, 31 years
Office: family use or home office? Family use
Overnight guests per year: 2
Open or closed architecture: open architecture!
Conservative or modern construction: modern construction
Open kitchen, cooking island: open kitchen with cooking island
Number of dining seats: 4-6
Fireplace: yes, tunnel fireplace as room divider between living and dining area
Music/stereo wall: yes, in the living room
Balcony, roof terrace: no

What do you particularly like? Open and modern design, gallery, fireplace
What do you not like? Possibly too large???

    [*]Find the storage room difficult because of the window position...
    [*]Airspace also transmits sound
    [*]You have a huge bathroom and the toilet is really hidden in the corner
    [*]If you have children someday, the wardrobe is too small

Here in the Rhine-Main area, you definitely wouldn't get this house for 270,000 euros. I would double-check whether this would be feasible for you at this price or if the architect has completely miscalculated.

One more thing: we have the same square meters and yes, it is a certain strain to keep the place clean :D I wouldn't want to clean the windows myself. I also see 270 K€ as rather unrealistic. Your window front also looks rather expensive... 2 dormers (?)... no, I would also rather assume 330 K€ + additional construction costs + carport.

That seems about right in BI; however, I would like to point out that the architecture costs, like all typical additional construction costs, still need to be added on top.

Thank you for your opinions! You also expect somewhat higher costs. Currently, I am waiting for offers from the individual trades, and then we'll see what comes of it. Right now, I am also looking together with the architect where some living space can still be saved. 190 m2 seems quite a lot to me. My wish would be about 160 m2. The architect is very active in our area and mainly builds larger houses for multiple families. He told me that he works with many partners and therefore expects an attractive price/performance ratio from his partners. To what extent this will prove true later, I will leave open for now....
