Hello everyone,

we are in the process of building a single-family house with a basement. This design is what came out of it. I would now be interested to hear from you if you see any improvements from your point of view.

On the ground floor, there is a side entrance door on the right. The carport would be located there.

In the basement, the children's rooms are on the south side. You should be able to go from there onto the terrace or into the garden.

I look forward to tips or suggestions from you!

At first glance:
1. Swap dressing and sleeping - unless you don't mind waking yourselves up twice every morning when going in/out.
2. Do the mini walls in the children's rooms have a reason? Otherwise, get rid of them? They only ruin square meters and you "have to" furnish the rooms as drawn, "rearranging" will be difficult.
3. Does the shower get a door?
4. Is it getting tight at the toilet? 0.6m?
5. What is that in the bathroom, measured at 1.6m?
6. Are windows missing in the bedroom? Or is it conditional, due to the living basement?

Hope you can make something out of it : )

Best regards

Thanks for the first quick assessment.

Regarding 1: Good tip!
Regarding 2: We thought this way the room wouldn't be purely square and you "have to" place everything on the outside. With small walls, we would have combination options.
Regarding 3: No, we didn't want a glass door but to keep it open (hence 120cm) for splash protection.
Regarding 4: I had taken 75cm. Wouldn't that be enough?
Regarding 5: A small sauna 196x160.
Regarding 6: Already limited by the basement living area, but we would like to install a small window for ventilation.

Would there be any other "better" solution for the stairs?

Regards, Frank

Your bedroom is not considered a habitable room under building regulations without windows and is therefore not permitted. Just as a note.

2. Absolute matter of taste. It wouldn’t be mine : )
3. That’s why I’m asking. A closed shower nowadays usually already has 1m x 1m, I dare to doubt that it makes 20 cm better. In your case, though, it’s not really that bad, because then there is the bathtub. A tip, take a meter stick, lay it down with 1.20m on the floor and ask yourself "does it fit or does it not fit?"
4. In my 1990s rental apartment, doors have an 80cm passageway. Also here - it’s your decision.
5. Ok, I’m not familiar with that : )
