Size of the plot = 1700 m² (15m width - street front)
Number of floors = 2
Fully basement
Roof type = flat roof

Requirements of the clients
2 children's rooms
1 office / guest room
1 dressing room
1 bedroom
Children's bathroom
Parents' bathroom
Guest WC including bathroom
Open living kitchen including separate storage room
1 utility room in the basement
Double garage (3x 11 m)
Open area in the entrance area
Heating by means of photovoltaic, underfloor heating and heat pump

Why is the design the way it is now? For example
We tend to want a large house (large living area with a view of the garden - pool planned)
Guest room / office does not have to be very large but should be on the ground floor.
Basement possibly without underfloor heating, but with electric heaters. Basement is to be used as storage space, party room and gym, therefore no permanent heating necessary

What is not liked is the long corridor and the angled entrances to the children's room on the first floor

What is the most important/fundamental question regarding the floor plan?

More elegant solutions with less corridor loss?
Enlarging the living room somehow?
Where can the fireplace be placed?

Where is the plan of the plot? The dimensions of the floor plans can only be guessed. With 15 m street frontage and 1700 sqm, the plot should be about 113 m long. Regarding .. garage ... 11 m length? It would also be conceivable, for example, to place the garages side by side at the front, then create a kind of "inner courtyard" and then the house. That means the site plan must also include the designation of the possible building window.

Regarding the floor plan .. cloakroom with 123 cm structural depth .. who is supposed to have proper storage there and still be able to move properly?

Upper floor .. sleeping, dressing, washing ... for everything, you always have to walk around the bed, which disturbs the sleeper. Dressing room and window .. no closet fits there.

Ground floor .. more or less square dining/living rooms are generally very difficult to furnish ... so, for example, draw in the planned furniture.

Hallway width at 1 m (like in a tiny terraced house) and then an open-plan room of over 80 m2, which leaves huge unused spaces when furnished...I don't know. The problem with you guys is the staircase, everything depends on it. Have you ever tried a U-shape with a landing in the middle?

What really shouldn't be allowed is a boundary development of the garage at 11 m - it usually ends at 9 m - or what does the BPL say?

That looks like the ERH of my grandparents back in the 1950s post-war years, after it was rebuilt three times for several generations. No, really! Only the Grössenwunder WZ would need to be subdivided again... -> Narrow hallways and confined rooms as well as corners that nobody needs.

Phew size isn't everything. Draw the desired furnishings in the living space to scale. This should always be done for all rooms. You have a mix of uncomfortably large and townhouse. What is the intended budget?
