There are 2 plots of land with 604 m2; which one is it? That is 170 m2 living space.

According to my investigation, it is 2.7% towards the east. Then it is only 0.7m instead of 1m. You can also do without the basement.

Hi,
interesting, your floor plan is quite similar to ours in terms of the general layout. You can find our floor plan here in the forum, maybe there are some good suggestions for you there.

Just a few quick remarks:


    [*]If you move the staircase a bit to the left, roughly onto the symmetry axis of the house, the room layout becomes significantly more harmonious.
    [*]The children's rooms are very large, 16 sqm is enough. But it's great that they are the same size!
    [*]A fireplace (stove) at that spot is not usable. It obstructs the walkway and when it’s on, you can no longer pass by safely. And at the dining table you’ll get grilled.
    [*]Forget the garage at the back in the garden. That costs a lot of money and above all you have a huge area that is basically still traffic area and thus lost. Put a carport or a garage at the front by the street and with that the whole area between the carport and the house is already “protected garden.”

Hello everyone,

thank you very much in advance for the quick responses and helpful assessments.

I have created and attached dimensioned floor plans as far as possible with the planning app, where I have recessed the left wall by 20 cm directly due to the comments regarding the size and initially removed the fireplace.

Otherwise, we have imagined the placement of the detached house on the plot (it is the right 604 m² plot) exactly as assumed by in post #5 (9m distance to the south, 7.5m to the west). We are aware that this results in a long driveway, but we find this variant nicer than placing a carport at the front - we have seen this several times in the neighboring settlement, but we don’t really like it.

: It was also a thought of ours to create and present a kind of project description with our ideas, hobbies, and lifestyle instead of the amateur floor plan. Thanks for your example. I will tackle this next week and share it afterwards.

What total costs would you estimate for this construction project, and how much can, for example, be saved by a partial basement? So far we have planned a full basement in order to still have as much garden as possible in the south and west, after repeatedly reading that a partial basement hardly offers any savings potential.
