Hello everyone,
I am new here in the forum and I am currently planning our new build (solid construction) with the architect.
While searching for possible floor plans, I came across this forum and would like to discuss the planning documents.

The house is oriented to the south with the tower marker (so rotate the house by 180°). The bathroom in the attic was on the northeast side. The architect swapped it with a children's room because the noises from the water and sewage pipes are supposed to disturb the living room greatly. Therefore, the utility room in the basement also switched sides.
Do you have any further suggestions?
The attic will be converted and used as an office.
I am looking forward to your feedback!

Regards
diebbdwelt

For the small space miracle the size of a living room, I find the living area width of about 3.50 meters far too narrow. Only space-saving sofas would fit there, which do not match the rest of the room. The approach to the basement stairs on the ground floor is too narrow. If you rotate the house, i.e. the tower facing south, the ancillary rooms of the WC and cloakroom would be in the west, which would also be a pity because of the beautiful evening sun. I also don't understand the waste of space for the WC and cloakroom... I can't say anything about the basement and tower, it's not really my thing, but I can imagine that if someone likes turrets, they actually also like a nice large and inviting entrance hall. In this respect, I would reconsider the cloakroom and WC.

Hello diebbdwelt,

I find the floor plan very appealing, as it will not result in a run-of-the-mill standard house.

Regarding the basement, I wonder about the accessibility of the workshop. How high will that door be in the end? Passage rooms are also quite a thing, in the case of the party/heating room to hobby/heating room.

I find the ground floor very well done, although the living room with 3.5 m is already quite narrow. Have you ever considered swapping the living room with the kitchen? According to this suggestion, a second wall could be built parallel to the north wall (behind the proposed kitchen), in which a small pantry could be accommodated, accessible from the kitchen. This would also reduce the distance from the kitchen to the table, but this is just an idea. I like the cloakroom as well as the bathroom, although it is questionable whether the shower on the ground floor is necessary, since there are no bedrooms located here.

On the upper floor, I find the room layout of the children's rooms somewhat unfair - if there are two children's rooms. One is on the north side and has about 10 sqm, whereas the south room has something like 15 sqm.

Hello, nice floor plan, but I would also swap the kitchen and the living room corner. Somehow I find the stairs quite short. I would be careful not to sneak in giant steps there.

53sqm open-plan kitchen and you send your guests to party in the basement? ;) Party basement really necessary? Otherwise maybe consider if a study might be better located in the basement. Also, I would consider whether to install a door between the dressing room and the bedroom. That way one person can get dressed while the other partner continues to sleep undisturbed.
