Good morning,

once again I am reaching out to you. Soon we will be entering the final phase of planning here as well. Since we parted ways with our preferred builder 2 ½ months ago, just before signing the contract, we have decided to take matters into our own hands. On the one hand to build the house more cost-effectively, and on the other hand simply to be able to respond more individually to our wishes without paying through the nose for it.

We have already obtained and compared offers for the various trades. Some are still missing, such as interior doors, interior and exterior plaster, staircase, but the shell, windows, heating, ventilation, sanitary, carpenter, electrical, and roof are already settled.

Soon we would like to submit the building application. We are currently working with our architect to finalize the floor plan. Since you gave us valuable tips several months ago, I would like to come back to them now.

Small note:
- We have already arranged for the room “Sleeping” upstairs to be slightly reduced in favor of the storage room and the children's room in the next plan.
- The fireplace will also be detailed further, and the double door to the living room is to be moved slightly further to the left to enlarge the wall for the living room cabinet.
- The staircase is still drawn incorrectly; it is actually a half-landing staircase.

Ground floor:

- Usable area: 63.51 sqm

- Living area: 78.4 sqm

Did I miss something or is the technology coming into the living room? No, seriously... where are the house connections and heating supposed to go? Is there going to be a shower in the WC? Otherwise, it's pretty large. In my opinion, the bathroom upstairs is difficult to furnish. You should reconsider the bay window. I find the room geometries sometimes very unfortunate and box-shaped – how do you want to furnish the storage room, for example? The entire design doesn't seem coherent. Please furnish it completely once.

A geothermal heating system requires less space than a washing machine. 9 sqm of utility room should actually be sufficient.


Yes, a shower will go in the back corner.


Why?


I have recreated the floor plan in a program and furnished it with our furniture; everything lines up pretty well.


The plot only costs us just under 38k €. The rest would go towards the house. With our current offers, that seems about right.

I find most rooms simply too narrow, as BeHaElJa already writes they are tube-shaped. I don't like the floor plan. I find the views okay.

In the Absolute Standard it can still work, but you have to be very disciplined with the sampling. 38k land, 230k house, 20k garage + 35k ancillary costs at least. Nothing will work with 300k all in.
