What is liked: large windows in the extension, extension, layout on upper floor: children's room not next to parents' bedroom

How would you implement the desired points (dressing room, separability of the kitchen)? Do you think the floor plan is feasible at all?

How do you assess the quality and accuracy of the floor plan - is this normal at this stage?

ATTENTION: Elevations in the plan are incorrect!! North is actually east; east = north; south = west; west = south (architect's error)

I would rotate the staircase by 90° to open the mini living room corner towards the dining area. The staircase would then be more in the pantry area, possibly a corner staircase or similar. On the upper floor, the access to the rooms would change, whereby even unnecessary hallway space could be saved here.

Just a few notes....

- How can a floor plan be 140-160 sqm? What is it actually?
- This is the 3rd attempt and fundamental wishes have not been considered? Don’t you find that strange? Is it because of the shape of the house you are sticking to or what is the reason?
- Are these mini bay windows even necessary? Do you want it that way? Why are you intentionally increasing your construction costs because of this?
- The specification "open kitchen" does not match the desire for a partition!

Drainage bathroom upper floor downwards into the living room will still require a shaft / a boxed-in section (preferably in the hallway?)....

I see the chimney - especially given the position - as dispensable.

Entrance, hallway and kitchen walkway need a lot of space; but in practice it will be quite comfortable. Gable entrances often tend to be "narrow". But better too big than too small :)

Separation of the kitchen by means of a sliding door is hardly effective anyway. Visual separation yes, noise and smell: no.

Garage could still have a storage / equipment room if the gardener stuff is not to be carried up from the basement every time... What other use is planned for the basement, apart from technical?

Price limit 500 k excl. land?

Beyond personal requirements, I do not find the floor plan bad, as it does not have the typical mainstream layout.

Finally:
Mobile phones and the like do not like pdfs.
Therefore, please upload plans as jpg.

Edit: Just saw above, so the home office is also supposed to go into the basement.

Given the size and with a straight staircase, having a walk-in closet might be difficult.

Do you have a freelance architect? Or rather one from a general contractor? Your wishes are not quite fulfilled, and separating the kitchen is only possible in this floor plan if you consider the kitchen and dining area together (which I personally don't necessarily find the worst approach!) I also don't think the idea of assigning the balcony to the children is necessarily the worst. ;-) That doesn't mean it's okay for the architect to do that if you wanted it differently—but you should question what you get from the balcony and whether the children might use it more than you.

However, I still don't quite understand how the house and garage are supposed to be placed on the plot. Spontaneously, I would have said the entrance should face the street to the west, but a garage at a right angle to the street is anything but ideal. If the basic orientation doesn't fit, I would probably start over.
The same applies, by the way, when changing a staircase; much depends on it, so it's not something you can just "do like that."

Edit: It would be easier with measurements (or am I the only one not seeing them?) Then it would be easier to say whether the dimensions fit. For example, I find a T-arrangement in the bathroom rather too tight.
