Hello dear ones!

Here is the floor plan for our wooden house in Hannover.
There are four of us aged 43, 34, 1.5, and 0.1 at the start of construction. ;-)
It is possibly planned to make the bathroom a bit larger and to give up part of the guest and workroom for that. I need a study for my livelihood for a good 2 - 3 hours a day, but it doesn’t have to be a work temple. I know the square meter numbers are hard to see. Phone photo. Children's room 12.9 - kitchen just over 12, living room 48. The space on the left in the bathroom is for the sauna....

So, criticism can start ... I’m curious.

The photo is too blurry to make out the room dimensions.
It would bother me if I came in and had to pass by both children's rooms first.
If the kids want to go to the bathroom, do they have to go through the master bedroom, or into the mini shower-toilet?
Personally, I'm not a fan of the sofa being in front of or next to a floor-to-ceiling window. I wouldn't really know where to put a cabinet/TV in your living room either. There is space next to the planned stove, but you can't put a cabinet directly next to it. But since no dimensions can be read either, I can't judge whether only a 20-inch TV would fit on the wall or if a 60-inch TV could also easily fit :)

I am rarely appalled by floor plans. However, today I am!

The children live in the passage area with a mini shower-toilet on 12 sqm.

I can't see how big the rest is, but that wouldn't work for me. If you have visitors for longer or later, the children are back on the mat. And seriously, no one can want to install another shower in that toilet!

Better to move the living area and office to the front and the bedrooms together with a large bathroom to the back.
However, having the bedroom and dressing room on the south side is also not optimally solved.
Maybe rather move the entrance and swap the living area with the parents' area.
So everything more towards an L-shape!

I find the floor plan absolutely unsuccessful and unsuitable for small children! Sorry :(

I may have to add that we do not have more space to build than this. It is a special situation. We have 700sqm with a key factor of 0.3 and in Niedersachsen, unfortunately, the roof overhangs are now counted as well. The driveway will be placed to the left of the house. This cannot be done differently either. However, the property is nicely grown over and no one can look into any of our windows.

and that we would have liked to build on 2 floors as well, but we have very strict building regulations because we are building on a rear property.
