Floor plan & construction costs: opinions!!!

attached is the floor plan of our new single-family house.
We would be interested in your opinions,
and we also ask the construction professionals here how they estimate the construction costs (only the house).
The south side of the house is (unfortunately) on the traffic side, which is not really a problem for us,
since it is a very quiet and small private residential area.

About the house:
171m² attic floor, KfW 70
2-layer masonry (17.5 Ytong, 14cm insulation, clinker)
Triple glazing with 6-chamber profile (UG value 0.7 / UW value 0.9)
10cm perimeter insulation
KfW 70
Heating system either gas condensing boiler with solar or air heat pump
Clear room height 2.60m
Roof pitch 25°
Excavation 40cm ground construction 80cm fill sand

I think you have to calculate 1200€/m² to 1400€/m² per sqm for the house, so we are at 210,000€ to 240,000€ for 171sqm

Without garden
Without driveway
Without carport
Without basement
Without ancillary construction costs
Without notary fees
Without official fees
Without kitchen
Without furniture
Without painter
Without risks

Including a double garage and well-equipped electrical installation,
as well as an air heat pump with a ventilation system
we have a price of 256,550€
Electrical work and garage are done in-house.
The material for the garage is estimated at 15,000€.
So we are at the mentioned 1400€/m², so a bargain is something else?!

I guess this will come down to.... Where is the construction supposed to take place and how many construction companies have you compared?

Sorry, but every view as a zip file? Can't you make jpgs of them, then you can look at the floor plans immediately. Otherwise, I have to download, unzip, and open each file.

Here in this forum, calculations are always made with €1,500 per sqm of living space ... for a "08/15 house". Maybe (certainly) Bauexperte will add something to this.
