Floor plan assistance: 216 sqm single-family house with granny flat & double garage

Hello everyone,
We have found a house near Frankfurt/Main where construction is about to begin soon. It is from a developer. Currently, there is an old house on the property which is being completely renovated. It will be divided into 3 condominiums. Our house will be a single-family house at the rear end with about 216 sqm.
There should be 2 garages integrated into the house and one parking space that we can buy additionally.

Regarding the floor plan, apart from the outer walls (one line with border development and 3.5 m to the neighbor) and the double garage, we have complete freedom. We have already changed the floor plan because we want to prepare the upper floor to be rented out sometime (an external staircase will probably not be approved). Hence the second internal staircase.

Basically, we are wondering how to best use the ground floor. Somehow, I find it a bit small for cooking/living/dining. (Although I cannot understand the sqm specifications because according to external measurements and some math it should be about 49 instead of ~44, but I do not know if the staircase is subtracted).
Where is the best place to put a couch?

It is also a question of possible optimizations or thinking errors we might have made. Does it all make sense? The architect simply implemented all our wishes without questioning them or considering if they make sense. That’s why we are uncertain.

No basement, one garage for bicycles and otherwise one room will be sacrificed.
Preferably a kitchen island :)

I cannot imagine that an architect would draw something like this. Unfortunately, nothing works at all.

For kitchen and dining area alone, you already need about 6 m together. You can calculate for yourself how much space is left for the couch and TV. There is no space for the wardrobe, and you waste an insane amount of space on two staircases. Upstairs you have plenty of rooms for three people.

I would integrate the sofa/TV area in the guest room and have a spacious dining/cooking area on the ground floor. Because, as already wrote, cooking, eating, and living do not work in 7.30 m.

Like you need 6 m in row 6 for cooking and eating. 2. Staircase out, instead a wardrobe. You currently have no space for jackets and shoes. I would move the living area upstairs into the guest room.
